We're an incoming military family to Leavenworth and will be staying for several years. We have grown tired of the typical military towns off post - oftentimes shoddy construction with the quantity over quality approach, no trees, cookie cutter and houses on top of one another. I am from the Northeast, grew up on the water and we are very interested in the concept of Weatherby Lake and living in a lake community. We know the homes have been built over time and that they vary greatly in size, style and price. Our budget will probably be on the lower end for the area - $275k, so our concern is that we may not be able to get into a nicer section. How well are homes maintained? Not just the million plus ones, but overall, is there pride in ownership? Is it still an active community or is it on the outs? We've heard that it isn't as nice as it used to be but I find that vague and would really appreciate any current or firsthand input or opinions. We will be flying in for a weekend to look at homes and I am hoping to drastically narrow down location, subdivisions and potentials houses so we can make the most of our time.

I don't think Weatherby Lake is on the decline. Barry Road (the major road on the north side) has recently been widened/improved. The location near Zona Rosa shopping certainly helps. I know there's been quite a lot of upper bracket building going on out there. AFAIK, the homes out there were all built as year round homes; no "weekend shacks" out there.

Do keep in mind WB is a private lake. Make sure wherever you buy gives you access to the Lake. There is no public access.
