Even if you build on the edge of the city, if you build on smaller lots, mix in office, retail, and light rail with easy access to downtown, you keep more cars off the street and have created a pedestrian friendly development rather than car dependent. I'm all for it in the city and the 'burbs.

Exclamation spruce

having owner sec 8 houses in the same hood as the house on spruce, 2200 block of quincy, 2700 block of denver, it is a lower end hood with mixed races, usually not very good neighbors, so to speak, you can not expect things to stay around unless they're chained up....btw my sec 8 homes are all redone as I would have lived in and kept that way by way of good property management and screening...how many rentals you seen have tiled baths...yeah its all in the way you fix them and rent them, and rule/ screen your tenants...I would say not really a place you'd want to bring up a family if you had the choice
