My wife and I are newly married. We want to buy a house in Kansas City Missouri to settle down and have a family. We are looking in Waldo Brookside area. I notice house prices drop dramatically once you pass Holmes st. Where does the bad crime start? Is it bad between Holmes and Troost?

Any input is greatly appreciated.

Usually Troost itself is considered the dividing line. I suppose it depends on the specific area.

I moved one block west of troost near 63rd street a little over a year ago. I've had zero problems with crime. In my opinion your just as safe between holmes and troost as you would be on the west side of holmes where prices are higher.

It’s fine. Your risk of property crime is not much (if at all) different in east Brookside or Waldo as it is anywhere in the SW corridor. Your risk of witnessing violent crime does increase east of Troost in the 50-70 blocks (Blue Hills, 49-63, Blenheim, Marlborough). Your risk of being involved in violent crime depends a lot on your lifestyle.

There is probably more crime near Wornall than in those neighborhoods east of Holmes because Wornall is a busier commercial corridor. Prices drop not because of crime, but because you are closer to less desirable areas the further east you go. Instead of having state line road nearby, you have troost. If you are okay with that and realize that you are still in a decent area, then go for it. Troost is seeing a major amount of gentrification and investment and those that invest in areas east of Holmes now will likely see a major increase in property value in the future.
