I had posted a few days ago about my husband applying for jobs in the KC area. I have learned that a few of the jobs have a requirement to live in the city limits of KC. What are the zip codes with highly rated schools in KC? Wondering if we can get a home for under $300K (not a fixer upper) in those areas. Thank you!

I'll let others who are more knowledgeable answer specifically about zip codes. But in a general sense, north of the river is going to be your best bet for public schools. Two points worth making, though:

1. I didn't see any mention of Missouri in your original post. Make sure you're aware of whether his job would be requiring him to live in the city limits of KCMO, or KCK.

2. I assume you're looking for public schools, but you didn't say public specifically. Keep your eyes open for homes south of the river that may not be in good school districts, but where the cost of a house is low enough to make private schools affordable. There are some amazing private schools in KCMO, and if you can get the same house for $50,000 less as what you'd pay in a good school district, it makes private school a serious option.

This is great advice! Yes, KCMO. I'm a bit bummed about the residency requirement as I really like some of the suburbs (Lee's Summit) and even some of the rural areas. The job would be near the zoo. This is all preliminary as he has just started applying - but I want to start researching.

Anywhere north of the river, though that will make commuting to the zoo area a bit of a pain. There are some areas around me (far east KC) in the Raytown school district where the schools are OK (not great, maybe average) and you can get a decent house for a low price which would make the commute a lot easier, but you'd be settling for merely average schools.

I also agree north of the river would be your best bet. I would look at some of these zip codes as a starting point...64154, 64155, 64156, 64157, and 64158. These would be in the Park Hill, North Kansas City, or Liberty school districts. None of those districts are a bad option.

Hi there,
Zip code 64139 is mostly in KC city limits. It’s an area just northwest of Lee’s Summit, and I believe it’s in the Lee’s Summit school district. Most of the homes hover around 300-350K, but occasionally a home goes less than 300K.

Almost all of Kansas City, MO which is north of the MO River is very suburban. There are even wide areas of rural-like areas, although you probably can’t find anything under $300,000 on acreage. In addition to those zip codes tss mentioned, I’d include 64118, 64119, 64151 and 64152. Some of these zips include areas NOT in the corporate limits of KCMO, so do your homework.

I thought the City of KCMO did away with the residency requirement? Or am I wrong?

Wonderful, I appreciate this information!

The info about the residency requirement was still on the city of KCMO HR website last week...we want to call tomorrow to find out more. If anyone here has updated info on this, please let me know!
