Hi All,

My husband and I along with our 2 year old and newborn will be moving to KC area in early Spring 2020. We are looking for some suggestions on areas to look that would be good for families. We would like to have at least an acre of land and a 4 bedroom house with a budget of $500k or less - possible $550k if it has 2 acres or more. We both would be working near downtown KC and/or OP area. He has family in the area (Louisburg, Raymore, and OP) so we want to be close but not too close to them (within an hour drive would be alright with me). Any suggestions?

Probably eastern Jackson County or north of the river somewhere will get you your best bang for the buck. Lots of good semi-rural areas around Grain Valley, east of Lee's Summit and maybe north or east of Liberty. Also around the airport, too.

Kansas side has similar areas, but at least in Johnson County, it would be little more expensive. Maybe western Wyandotte County.

If you are commuting to OPKS, I wouldn't live in far eastern Jackson County or North of the River. Driving from north and east of Liberty to OPKS is a really long haul by KC standards. Generally, I prefer south of the river so I'd suggest Lee's Summit area or western or southern Johnson Co. Johnson Co is a little more expensive but a little nicer imo. Western Wyandotte Co. is a solid option as well and likely cheaper than LSMO or western JoCo, while still being a quick commute to downtown or OP.

You could probably find something like that in southern Johnson County, like Stilwell or Spring Hill. You'd be close to Louisburg, Raymore and Overland Park.


I agree with Jayhawker434 that Johnson County is more expensive but nicer. Western Shawnee or Lenexa are worth looking into as well. West or south of Olathe. There are houses in northern Miami County with acreage too, close to Johnson County.

You might also check out Bucyrus. I think homes start at about 500. The area is still being developed so to get an acre or more you might have to build. There are people out there with up to five acres.
