I am currently living in Grandview. I HATE it! There are a lot of black people. There are also a lot of Mexican people. It is not a place for a white person to move.
If you have children that need to attend public school....DO NOT move here! The elementary school that my daughter attends is OK, but not great and we will DEFINITELY move before she gets in middle school....we've heard horror stories about Grandview Middle School. And I won't even get started about the bussing of inner city kids to the high school.
When we bought our home we were young and stupid. It was the nicest house we could find in our limited price range. We had not yet learned the real estate rule of 'location, location, location'. This is not a family friendly area. You do not get to know your neighbors because the are probably drug dealers or users. You do not wave and gesture or act friendly towards people in public or while driving....people act annoyed...they do not act friendly back. We do not shop or go to church or do anything in Grandview except sleep in our house.
AND THE CITY....OMG!!! You would think we are living in an HOA the way they try to patrol the place and give you tickets. We had a summer a couple of years ago when our lawn mower broke...the grass got too tall in the middle of our trying to repair/replace it. Of course the city sent us a letter....but they don't bother keeping the grass in the public areas mowed...if the city isn't going to mow their grass then why does it matter if I mow mine? Also, don't try to build a garage...it has to match your house....WHO CARES! Again, this is Grandview, not Overland Park. I can see that the city is trying to clean up their image, but I feel that they target some people and ignore other issues. My money would be better spent patrolling our public park where my kids cannot play because of the gangs that hang out there.
If you want to work in Grandview, it will be fine. BUT move to Belton or better yet, Raymore. Raymore is MUCH nicer and friendlier and safer than Grandview. Also, they are in Cass County, which has much cheaper taxes. Even gas prices are cheaper in Belton and Raymore. Housing prices are higher, but that's because it's a better place to live. It's worth the extra money...and your home will appreciate a lot more in Raymore!
Yes, Grandview is safer than KCK...NO ONE in their right mind would move to the DOT. DUH!!!
As for the posts regarding Grandview PD...AMEN! I do believe that there is a lot of felony trouble as drugs are a major issue, but I also know from experience that if you NEED a Grandview cop....FORGET about it!!!! They are not here to 'protect and serve' they are simply around to skim the surface of the major problems Grandview has....YET ANOTHER reason that you don't want to live here.
DO NOT MOVE TO GRANDVIEW!!!! You will regret it!

Grandview is dump pure and simple! I lived there for 2 years and I couldn't wait to move out. My boss owned a house there for 10 years. When he sold it he didn't make ANY profit! Real estate is terrible there. Belton is also a dump and Raymore has a bad rep as well. Try Lee's Summit or Kansas City North.

City man. Could you explain what the bad rep is for Raymore? Have not heard this before. It seems to be booming with new housing and schools.

I should have prefaced that by saying "I've heard" it has a bad rep. I really don't know and I should not have spoken to it.

Thats understandable then. Raytown is about like Grandview demographically and reputation wise.

Raymore is a newer area, on the rise.

Raymore is where you want to be. Nice homes, neighborhoods, schools, etc. Great HS sports and a good place to raise a family. Can't go wrong w/Raymore!!!

You probably have already made your decision by now or whatever, but I thought I'd offer you some "been-there, done-that" advice.

Grandview is pretty cruddy for the most part. They have more crime than they used to have. Back when I was a kid (only about 20 years ago), it was a great neighborhood.

I wouldn't want to live there, but there are much worse area in KC (like closer to downtown around 39th & VanBrunt, Prospect, Troost, Tracy, in those areas you might as well put a sign on you that says "victim".

Grandview has its problems, but you could definitely do worse in the KC area.
