I am thinking about buying a house in a small, Reno County town as an investment, rental. Are homes in small towns renting well? Any recommendations for property managers?

You might want to bone up on rental laws in KS. The laws pretty much favor the tenant. There is a state rental book at libraries with the rules. Last i heard you cannot make deals with the tenant to trade rent etc.
Some rules have a $1500.00 fine that goes to he renter.

Your question is too general. Have you purchased and rented houses in the past or are you asking specifically about Reno County possibilities. Where we live in SE KS, the rentals are mostly along the slum lord level and many are sitting empty now that they have added more low income housing. On nicer properties, the monthly rent becomes more expensive than purchasing with the low interest rate for those that CAN get a loan. Pretty much as rentals at all levels empty out, usually after a short time, much work has to be done before it can be rented again. You might want to check out the Kansas Landlord and Tenant Act which can be located by googling.
