I moved to current apartment on June 2, 2014. When I checked in, the apartment was not quite clean. I was told "a sublease apartment is expected to be taken as what it is", but the lady who checked for me put dirty carpet on the check-in form.
Since it's a two month sublease, I need to move out on Jul 31. The leasing office asked me clean the carpet professionally for them. I think it's unreasonable. I moved in this apartment with carpet dirty and I only stayed here for 2 months, but was asked to pay $100+ for cleaning the carpet.
I checked the leasing contract, it only says "tenants should follow proper checkout procedures", but there's no explanation to "proper checkout procedure" at all.
What should I do? Is it my responsibility to clean the carpet professionally?

I personally think it sounds unreasonable. I would just clean it the best I could. I think a better question is do you have a down payment you could possibly lose? You can always use small claims court to get your deposit back. They can't just tell you that at the end of your lease, the contract is your legal document to follow and it says nothing about cleaning by what you said.

"Follow proper checkout procedure" sounds like crap to me and i cant see it being enforceable, the contract should state the proper checkout procedure.

If you're in Lawrence, do not do it.

I did that and still only received 7 dollars from my 300 dollar deposit. There was 0 damage to the apartment and I spot cleaned it.

They're all cheats and scammers.
