Speaking of Augusta, here is a property near Augusta with almost 2 acres of land...not sure if the garage is big enough, but you would have lots of money left over to add a bigger garage and barn.

Not far from there is this property with 2 acres, oversized garage for workshop...you would have extra money left to build the barn. It's near the Kentucky Ohio border, not sure of Ohio taxes though.

I loved Bardstown when I visited last year.

It's an historic town with a great downtown and is surrounded by beautiful countryside.

Funny that you mention Bardstown, I just found a place near there today that is perfect. It needs a new roof, and the driveway is STEEP, but it has a shop space, good size house... not much usable land, but it ticks off all the boxes. Bardstown looks like a nice community, rural-ish but still a good amount of stores and services. Really thinking about it.

Bardstown is one of my favorite cities. Aside from being cute and generally friendly, it has lots of historic buildings, plenty of restaurants, a reasonable cost-of-living, decent schools, and is a short drive to L’ville for amenities only found in big cities. What’s not to love?

Speaking of Bardstown area... OP mentioned Eastern KY. There is narrow ring of rugged hills called the Knobs that extends from the mountains near Somerset and goes all the way to the Ohio River. This area is mostly rugged forest and has a Appalachia lite feel. If for some reason you're hesitating on the Appalachian area you could also look through Lincoln, Casey, Taylor, etc counties.
