Hello everyone, I am posting for the first time and hope that I am not beating a dead horse.
I am located in Clovis Ca, however from Athens Tn originally. My wife somehow talked me into moving to Ca when I retired from the military. I have to get back to Tenessee ASAP! If I did not care for my wife so much I would have done packed my truck and double clutched it all the way back to Tn. I am not a total Ca hater for I have had a lot of fun here. Best motorcycle riding in the world, street or dirt, beautiful mountains and coast, Mexican food to die for.
I would like to buy land in the Tri-state area as soon as possible. I have been looking mainly south of Johnson City on Realtor.com. Lots of people on this board recommended Jonesboro, Elizabethton, Gray etc.
I would like to have somewhere between 1.5 and 4 acres in a slightly rural area that is 15-30 minutes from Johnson City. Much of the land I am seeing has been broken down into subdivisons. Has anyone bought any of these tracts that are in a subdivison? What Realtor would you recommend? I am looking at spending 25K to 35K and would like a tax friendly county.
Any help would be appreciated. I gotta work the wifey into this concept slowly. So, land is the first step.

Welcome back - a little early....
I just moved to the area about 2+ years ago, and love it. I live in Jonesborough and work in Johnson City.
From what I've seen (I've been looking to buy some land for investment, and looking at real estate for curiosity as well), in order to get something near all the usual desired amenities (shopping, dining, hospitals, etc) for the amount of land and price you're looking at outside of a development, you'll probably have better luck in Carter County (Elizabethton) or Greene County (Greeneville). Both have the basics and are easy driving distance to the rest of the Tri-Cities, interstates, and the airport.

J: I think ANIA, has some good info. I was quite impressed with Greeneville(Tusculum) scenry growth, etc. Crye-Leike and Prudential seem to do most advertising, but many auctions of farms going on, along with front yard sign of FOR SALE By Owner. Also on cycle rides stop and talk to neighbors, who in turn may offer some of their property Next Door.? Great canoe paddeling rivers ,for the wife, in that region.
Also roads being re-routed, improvements, etc.

Hi Jamie.
I know of Athens, been there several times so I think I know what you are talking about in terms of what you are looking to get back to. I would also suggest just over the Washington Greene County lines, such as Chucky, Bowmantown, Limestone, Afton, Telford, Sulfer Springs. All these you are going to have a better chance of finding land in that price range and still be within 15-30 minutes to the Tri-Cities amenities areas. I am not a Realtor, but I do know some good ones that I can refer to you if you would like you can send me a PM and I will give you the specific info that way.
