The Johnson City Metropolitan Statistical Area is ranked 31st in the nation on the Federal Housing Finance Agency's seasonally adjusted purchase-only Home Price Index for the 4th quarter of 2009.

Kingsport-Bristol showed a quarterly decline of 0.77 percent that ranked it 127th in the nation's MSAs.

On the one-year HPI measure Johnson City home prices increased 0.20 percent while prices in the Kingsport Bristol MSA were down 2.7 percent.

Existing home sales in Kingsport increased in January as did the average sales price.

According to the Northeast Tennessee Association of Realtors, the average sales price of an existing Kingsport home sold last month was $142,304. That's 16 percent higher than the December price, but 10.7 percent less than the January 2009 average price of $159,412.

Twenty-one homes were sold in Kingsport last month, two more than in December and two more than during the same month last year.

I agree, home prices in Johnson city due seem to be going up, but on the other hand land prices seem to finally be coming down. Mixed blessing depends if you are buying or selling.

I went to the WA county planning dept on friday, they said that there are very few spec homes being built this year, mainly homes being built for a specific home owner. With all of the home builders being slow and land prices falling, it may actually be better to build than buy existing.

Overall, it's nice to see our area holding up so well.
