I'm considering expanding my company investing in rental property in the Knoxville area. I'm wondering the locals opinions on the area how you all feel about life in Knoxville>

I've lived here since 1995 - I think it has some potential - I've seen a fair bit of growth here in the last 10 years, but if there's one thing I would say about the locals it's that they know what they like, and they like what they know!
This city has a very Suburban Culture (with little, to no public transit), and I stopped taking claims of 'Urban Renewal" seriously a long time ago. They live for college football (VOLS are like a cult!) and 99% of the city is republican and have no respect for the environment! (which surprises me since it's so beautiful)
I live here for the hiking, Mountain Biking, and low cost of real estate! There are many absolutely gorgeous houses here - some on very scenic lakeside neighborhoods.
Bottom line - it is what it is - it's okay!
