I am looking to buy a small cabin or house in the Townsend area. This will be my permanent residence. No kids,no grandkids .. just me. I am looking for something small and somewhat close to good river fishing.

I was wondering what the low end prices are on a rental cabin for sale

are there a lot of foreclosures on these types of property ?

can anyone recommend a realtor in this area ?

I am looking for a small bargain cabin in the 30k - 40k range ( and lower if available )

In that price range, they will likely have wheels under them. Decent "cabins", meaning stick built homes will cost many times your budget, and more if they are close to the water.

what if it's a fixer upper, needs a lot of work? that might be the only way to get in your price range.

I can't recommend any realtors for that area but do know there aren't that many small cabins around in Townsend. The same search site (MLS for the the Knoxville region) that was used by DaveC20853 allows you to search by area as well as price. The closest I could to what I think you want find using KAARMLS are the following cabins. Neither seem to be in foreclosure and one is twice and the other is closer to 3 times the price point you want.

The rest of the area, including the stretch in Wears Valley is even pricier with most cabins/small built homes coming in at closer to $200,000. Vacation spots tend to keep the real estate prices higher.

If you head over to Tallassee there is a home near the river there for closer to what you want to pay but still pricier:

I've noticed that it is a popular place for fishing. There are several areas to put in small boats and appears to be good for fishing.

Not going to happen, as all have stated, anything on perm foundation, in any kind of living condition, the very least will cost you around 60 plus per sf, and if a fixer upper, you have to have cash to purchase and then you can finish and update at your on pace.

I hope y'all are joking with the "find" in Top of the World? Otherwise, I can't figure out a good reason why anyone would send him all the way there, so far away from where he requested. It is out of the way no direct way into Maryville let alone to Townsend.

Having driven the roads in and around there many times I know on a good day reaching fishing in the Townsend area the OP said he wanted would realistically take more than a 35 minutes using the Foothills Parkway and 45+ minutes each way over a mountain and over small twisting roads. Townsend, TN to 6007 S Circle Dr, Tallassee, TN 37878 - Google Maps

If there is bad weather on the mountain, like ice and snow (even if the valley and Knoxville are clear)-the Foothills is closed and the steep roads up and down the mountain become dangerous if not impassable, which makes the only remaining way through Tallassee and the trip to civilization may be as long as an hour, to Townsend is more than an hour that way.
