Using your parameters I ran a search and I am not seeing an inordinate amount of properties for sale. I guess it is a matter of perspective but I just don't see it. We don't have a lot of property for sale, with acreage or not, in this area - especially when you compare it to other parts of the country. A couple of years ago I was a real estate agent. We didn't have an unusual amount of homes for sale then or now.

Regarding deed restrictions, mineral rights, etc., you might get better responses on the real estate section of this forum where those questions can be addressed since it isn't specific to Knoxville.

If you want to be near the mountains, instead of Sevierville and Pigeon Forge, why not give Maryville/Blount County another look? Yes, it's a smaller town, but it's sandwiched in between Knoxville and the Smoky Mountains. Maryville is an easy drive from both central Knoxville and the trendy westside, so you could still draw clients from the Knoxville population. And a 20 minute drive will put you on the Foothills Parkway with amazing views of the Great Smoky Mountains, only a few more minutes away.

I'm really surprised nobody has clued you into the South Knoxville area yet (if they did, I missed it). I am talking specifically the area that I live in, outside the city limits of Knoxville, south of John Sevier Hwy, north of Maryville, Seymour, and Sevierville. I have a view of the Smokies from my front yard and out the front windows of my house. I am centrally located to Knoxville, the Smokies, Maryville, Dollywood, PF, Gatlingurg, etc... It's absolutely gorgeous in my neighborhood. It sounds like just the place you're looking for (as far as scenery goes). Some people run businesses out of their homes here, and that might be an option for you.

Thanks Tex, I appreciate the direction. We are coming for a visit next week so we will certainly check it out! Yes, I do want to see those hills and breathe in the nature!

Good luck in your seArch for a very safe, sunny place with a nice night life, parks, great people, and a vibrant night life. Nobody likes all of thAt stuff, so it's sure to be affordable too!!!

I take it this is a sarcastic comment as Knoxville has most of that and is pretty affordable. Tucson has the sun, Louisville has great restaurants, Roanoke has a hoppin little downtown and a great art museum......

Are you reacting to the people in Boulder who rationalize high rents by saying that is necessary for a good quality of life?

Creeksitter, looking at his posts, I'd be very surprised if he's ever been to Knoxville. If he has, I doubt it was recently, but I'm guessing never. Odd post, that's for sure.
