Handled it via DM. But yes, by all means...I would love to see people post any development news in Knoxville. The "other" sites seem to be completely devoid of Knoxvillians.

That place had just opened as I was leaving college. Only got to go there a couple of times.

I like the owner's attitude, though. Hopefully some of the retail proposed in these new Cumberland developments will have friendly enough rents to let him stay in the 'hood.

I like Niro's ok, but I really miss Sawyer's. I was ticked when they lost their lease. I hope this new development will be successful, and I agree with you that I hope the rents will be friendly so there won't be more revolving door tenants along the Strip. When I drove by there last Saturday I noticed that even McAlister's has closed. Maybe all these apartments will keep more businesses open.

I think the apartments should help. I wouldnt mind living in Fort Sanders if a complex opened that wasnt entirely students and was affordable. I realize that isnt likely to happen, I'm just saying. I like the urban neighborhood feel. The same thoughts apply to downtown.

To assist the businesses, I think a parking deck with multiple levels should be opened by the city. It should be free on nights and weekends. Maybe more people would visit Cumberland Ave if parking wasnt such a pain. I know I would visit more often. The businesses would benefit from more than just students and would be able to stay open perhaps.

I couldn't agree with you more. Yes, it would be nice if more people walked instead of drove, but the reality is more people DO drive, so the Strip needs to be friendly to drivers as well as pedestrians. And that includes better (and cheaper) parking. Adding these higher-end apartment should help, too. I lived in the Fort when I was a student and loved it, but as an adult professional there's no way I'd live there. But these new apartments could be tempting (if I were still in Knoxville).

JMT, are you no longer in Knoxville?

I think a parking garage is a good solution for now, if it were built to possibly be redeveloped in the future as retail or living quarters. As our energy future is much less secure than what we currently operate under, planning for future pedestrian/bike use of the Fort/Strip seems tantamount to its sustainability.

The development on the strip was exactly what I was talking about quietly going up.

The Strip is about to undergo a complete streetscape that should make it more pedestrian friendly and calm traffic. They are also embarking on a new form based code that allows higher density.

I just see so many grandiose plans for huge multiple hundred unit developments downtown that don't seem to happen, while the modest < 100 unit developments go up in less than a year.

Proposed Henley Street project is shrinking | Property Scope | knoxnews.com

I dont see the need for student housing on this site. Why cant we just get market rate rentals?

I wish those responsible for selection would focus on which project would benefit downtown most, not which one has the highest price tag.

ETSUAccountingGuy, do you know about the apartments/condos being built in the old Medical Arts building downtown?
