I currently rent an apartment in West Knoxville but am planning on purchasing a house next year. It's my first house and I'm also attending college so I am looking for something affordable (under $100,000). I have been searching online and have found a bunch of cute houses in my price range but the areas they are in are questionable. Obviously I don't want to end up living in the ghetto. What are some zip codes to watch out for and where around the knoxville area has affordably priced SAFE houses?

Avoid anything in the Magnolia area, it's Moderator cut: cut filled with crime.

You could live around campus but it's loud, dirty, and the places are often unkept. The Old City is nice but pretty expensive.

Broadway is a decent working class area but it does have its share of homeless and poor.

If you're looking for a nice area, West Knoxville 37919 would be it. Not a bad commute to campus either.

I live in 37917 which is a mere 10 minutes from campus (I work at UT). Check out the Whittle Springs area. It's very safe, very clean, very affordable. The area was developed right after WW2, it's full of small bungalows and cottages easily within your price range. Many of the residents are original owners. I've been here for nearly 5 years and have experienced no crime whatsoever. It's very peaceful up here even though we're so close to town. Go north on Broadway and turn right on Fairmont Blvd and just start exploring.

Fountain City is also a beautiful area with affordable housing. It's located right off I-640 so you'd have easy access to downtown/UT.

Thanks for the info! I drove over near fountain city yesterday and really liked it. I'll have to check out the other areas as well!

All of the areas mentioned are great. I'm looking for a house, too. I just have to say that I am finding any housing under $100,000. to be pretty tough to find!

Two things that may help.

Use lakeman.com and don't be afraid to throw out a low offer. Prices are coming down and some of these houses have been sitting for quite awhile.

We bought a house that had been sitting for about six months, offered $20,000 less than the asking price and got it.
