Check out Fairfield Glade by Crossville. 11 private lakes. Low HOA fee of $104/mo. 5 golf courses. We moved here from Wisconsin 6 months ago and love it.

If someone wants jobs, avoid the Crossville area which has been losing jobs even before the coronavirus. And if someone wants to live on a real lake where they can do things like ski and motorboat, the 11 big ponds of FFG are woefully inadequate.

Esposla, there are ranch homes in Tennessee but remember that Tennessee (especially East Tennessee) is hilly, making it cheaper to excavate for multi-story over 1-story homes. But they are out there.

I'd look at Lake Chickamauga down near Chattanooga since, right now at least, Chattanooga's economy is doing much better than anywhere else in East Tennessee. Assuming jobs are important.
