Since hubby and I are looking to move hopefully in the next year if everything goes as planned here, we thought we'd better line up a bank or mortgage lender for when we find the perfect property. We don't want to happen across a perfect place and have our hands tied without having a pre-approval amount. Our plans are to sell our home here and take the money and buy a property there mortgage free if possible. If we need a little extra, then maybe a small "tiny" loan. We may have to get the loan, then sell and pay the loan that way. But anyway, any recommendations of a good bank or lender easy to deal with and good rates would be appreciated. Since we're not sure on which area we'll be living in...we're hoping around the Maryville area...Seymour area or there abouts...maybe a bank with a few locations? We like small personal banks but that would only be feasible if we already knew what town we'd be living in.

Keeping YOUR wishes in mind I would recommend Mountain National Bank. They are in both Sevier and Blount Counties. (Seymour and Maryville)

We use First Tennessee. Wherever we've lived, they have a branch there.

is BB&T Bank. Our mortgage and all accounts are with them and our service has been excellent.

We use Home Federal Bank. Their first bank was started in 1924 in Knoxville. They have many, many branches, including ones in Seymour, Sevierville, Pigeon Forge, Gatlinburg and Maryville. They feel local and personalized. I have online banking and checking and savings and I don't think I have ever paid a fee.

Do any of these banks charge ATM fees? Especially if you have to use an ATM from another bank if your not near an ATM of your own bank? I just discovered a bank here in my town that I use as a savings account of sorts that pays right now 4.01% interest on a checking account and reimburses you up to $2 fee if you use an ATM elsewhere and they charge a fee. The only criteria to get that interest rate is to use your debit card 12 times a month and have an automatic debit or deposit each month and log onto your online banking once a month. The interest rate used to be almost 4.75% but about a year ago when the market went so bad the rate dropped too but I'll take that 4% on a checking account. But I use it for my savings instead. Got any banks over there that offer something like that?? LOL!

I have always thought that when it comes to mortgage the best thing to do is work with a mortgage broker since they are hungry for the comission and will do their best to get the deal closed

I have no experience at all with a mortgage broker, wouldn't even know how to find on! LOL! But I'll read up on that and keep that in mind. Thanks for the idea.
