I am planning to move to Las Cruces from Atlanta - can you tell me why the home prices are down so drastically, and why are there so many home vacancies in the Orgon area.

Average house prices in Las Cruces always have been low when compared to other cities, particularly those on the east coast.

Organ is a very rural area and is a ways from the city proper. There are very few services close in.

Beautiful views though.

I believe the growth spurts in housing construction result in fluctuations between buyer and seller markets. I'd have to say it's a buyer's market right now - just the thing for anyone contemplating moving there. I'll also ASSUME that tighter mortgages are having an impact. Even though there are plenty of new and resales, buyers are having a harder time qualifying.

Ummmm...while there are certainly a lot of old dilapidated buildings, some dating back to the mining days, Organ is still a viable community with quite a few hearty souls who live there.

the point is dilapidated buildings drive prices down. There are living souls in Organ so technically its not a true ghost town.

Existing structures in Organ took the depreciation hit for those dilapidated properties many years ago. It would be a factor if you were considering building a new home though.

The real estate bubble hit Las Cruces as well as many spots in the nation. And, Organ is very...shall we say...funky. Funky...lots of home-built stuff...alternative...okay, just plain weird in places...
