Hi All, I am new to this forum and very thankful for the great information I've been able to find. My husband and I are hoping to relocate, as retirees, from SWFL to Las Cruces. We are focusing on the Talavera area and know that there are two main paved roads, but that other roads are non maintained. In general how do neighbors handle that situation? Is it like in the northern climes where neighbors chip in a pay someone to plow when there are massive snowfalls? We are wondering about the pluses and minuses of this situation and possible costs per year for the street to be maintained. Thank you in advance.
I think in Talavera it's every man and woman for themselves when it comes to plowing. There are no HOAs, and barely any Covenants Conditions and Restrictions, except for an 1800 square foot minimum dwelling area.
Thank you Mike. The plus side of no HOA, covenants far outweigh the potential to have to address the downside of post monsoon rain toll on the road we might live on. We hope to get to LC in Feb to check that area and other areas out. We really don't want much more than 2,000 sq ft and we like the idea of privacy and breathing room between neighbors. Talavera area stands out, but we plan to drive all over the area. Fortunately, as new retirees, we no longer have to worry about drive time to a job.
Also, you have to have a minimum of .75 acre per parcel, due to the New Mexico Environmental Department restriction when it comes to a septic tank, which much allow for proper installation of an environmentally compliant draining field. So, you won't find any parcels less than that amount in unincorporated Dona Ana County, as a rule. If you have any further questions, feel free to DM me.
