Is this zip as sketchy as people say? I just went through a lot of listings I've saved, nice looking homes, several with reasonable hoa's, and they were all in the 032 zip. This is only an online search so I realize online doesn't mean much vs. real life experience. So, are there parts that are okay and what exactly is the problem with this zip to have such a bad rep? Also, tons of places I've looked at online that fit my needs were in the 031 zip, which apparently is heaviest in foreclosures. What's up with that zip and why so many foreclosures there as opposed to other areas? Many of the homes seem to be nice, not huge, maybe 1200-1500 sq ft. the usual 3/2, cookie cutters, but not bad looking. Just trying to find out what precisely the problem is with those two zips, and in particular 89032. Thanks! (I'm not an investor, looking for a safe, decent place) in the 110-130K range.

I currently own a home in this zip code. Around Clayton and Alexander. I was never really aware of any problems in this area. Maybe just a ton of school kids walking to and from school. This area is heavy with walking school kids in the weekday afternoons. But this is nothing to complain about. The parks always seem to have a diverse group of people whether they are playing with their dogs, teens playing basketball, coaches practicing with a soccer team or grown men playing frisbee. Parks are active and decent overall. The shopping is convenient also. My house is maybe only about 2 miles from an Old Navy, Target, Wal-Mart, Pet Smart, Home Depot, Hair Salons, IHOP, Pawn Shops, Dentists, Banks, ATT...etc.

This area did get hit pretty hard(especially my street). But this goes back to people buying homes that they could not afford. The 110-130K range is very common in this area now(used to be $180-250K). With a few exceptions of homes up to $160K that used to be close to $300K.

My only major complaint about the area is the enforced strict HOA rules. I get a letter just about every other month about the color of my rocks in my yard, Color of my gate or leaving my trash can out too long after trash day.

I do have a neighbor that complains about kids stepping on his grass. Maybe that would be of a concern to you.

If safety was a real concern, my pregnant wife would not jog around the neighborhood in the evening twice a week. Now that I think about it, we have even jogged around the neighborhood as late as 10:00pm...7 year old daughter included. We also see about a half dozen other joggers as well.

I live in the Mesa Verde community. Yes there are foreclosures in the area but overall it is a nice area to live. Try to stay north of Cheyenne and west of MLK. We have Texas Station and Santa Fe casinos nearby. It is an easy 15min drive to the strip using Rancho Dr.

The 89032 area is not that bad as people make it out to be. There are many many more areas that rate much lower. The diversity of people might be scaring some people away for some reason. Perhaps its the rental homes with section 8 housing but still not bad.
Lots of great deals if someone is buying a home.
89031 is a better but the reason it was hit hard by foreclosures is because this area had many people with subprime mortgages since the cost of a house back then was lower and they were able to buy there. The land was cheap to build on and the pig farm lowered the values and it wasn't an established area that people knew much about. You do have to go out of the zip code to find good dining and other specific type shopping but its access to I-15 is good.
89031 is a good zip code that gets no respect. I especially like the area east of Decatur, west of Clayton north of Craig and south of Centennial. That's where I would look for if I was buying a house now.

Thanks for the info on these areas. The pig farm situation is rather concerning, I definitely don't want to be where I can smell that! As far as lots of kids walking from school, I don't have kids so prefer to be in an area that's somewhat quieter from that standpoint. So I appreciate knowing that piece of information. Nothing against kids, just prefer less noise that is generated from large numbers of school children walking through the neighborhood. I do agree that many of the homes look great and the prices are certainly some of the best. So, it would seem there's some underappreciated areas that get perhaps an undeserved bad rap. I'm not that worried about HOA demands, although some do seem a bit over the top (color of rocks? lol) , I'm more concerned by having to pay the fees, or fees going up every year. It takes a lot of careful planning for sure...

As far as the pig farm, if you stay within those bounderies that I mentioned it is not bad at all. I live near Ann and Decatur and NEVER smell it. If you are south of Craig/89032 and west of Clayton you should never smell it also.

When I lived on Clayton I never smelled it.

If you're talking about R.C, then its in 89031 at the corner of 5th and el campo, not 89032. The whole 89032 zip is south of craig.

Yes, that's true but the smell is carried around by the winds to other places

I am in the area of 89031 that WildWest Dude mentioned above (a few short blocks north of Ann/95). We don't smell the pig farm here. We have a great neighborhood and there are some good deals on houses here. My understanding is that (as explained by previous posters) too many people double and triple mortgaged in the foreclosures in my particular neighborhood.
