Unfortunately, rude people exist everywhere. There are just more people here.

I guess I just don't understand why people expect so much more. If you moved here without doing any research, shame on you all. Hopefully, you researched your new area. You can check out google earth and clearly see what it looks like from above. It is crowded, house builders crammed everyone in because they were so greedy and for me, I think that is the worst thing about LV. The rest is just to be expected-hot? yep, desert. Rude people-yep tons more per capita than a small town. Crazy drivers? yep-so many people from so many different parts of the world, not to mention 24 hr. drinking. Brown? yep-desert.

It should come to no surprise.

Living Up North Michigan =(
Fall allergies
and Winters are so cold.
Would like to live some where warm.
Lived in California for 3 years and it was too expensive to live.
Been renting for years - now is a good time to buy a New Home.

Nevada is southwestern desert. Hot and dry. Tampa is southern, hot and wet. Both are mild in the winter with Tampa likely the nicer. In the summer Henderson is hotter but drier and mostly bug free...something not true in Tampa.

Can't go wrong in either. Name your poison.

I've been facing the same question for about a year now.
You can definitely get more house for your money in the vegas area.
But, you'll probably get less land unless you are on the outskirts.
There are no real beaches in NV.
Temperatures in Tampa are milder, on average 10-15 degrees warmer in the middle of winter and 10-15 degrees cooler in the middle of Summer.

The tampa area has a lot of sinkholes, never heard of a sinkhole in Vegas.
A sinkhole can really ruin your day and your house.

Taxes and insurance appear to be higher in FL - sales tax is less but property tax seems to be higher and because of the sinkholes and hurricanes, homeowners insurance is often significantly higher. If you buy a house in Florida it seems like codes were changed after 2003 or so and insurance is significantly less on houses built to the new codes.

I've heard Florida leads the nation in un-insured motorists so your auto insurance will probably be higher. They are also more paranoid about the illegal alien thing so have more invasive requirements to get a driver's license (in vegas you can choose to skip the hassle and get a regular license, in Florida you have no choice but to jump through hoops - none of which will make a positive difference in the long run, and will probably end up reducing your privacy and safety despite the politicians' rhetoric).

The low end of the market (under $100K) seems to be going through similar gyrations (investors bidding up and snapping up inventory as fast as it comes to market) in both areas. In some towns around Tampa - mostly the further out burbs like Spring Hill - overbuilding was as crazy as vegas and there are hundreds or maybe even thousands of houses sitting empty and rotting, attracting crime and such.

Tampa has much better internet availability - both Verizon FIOS and a semi-local called Brighthouse have fiber to the home for massive amounts of bandwidth for relatively cheap.

Default Henderson NV #2 safest place to live in America

Hi,

You must've looked at Boulder Hwy area cuz Henderson is listed as the 2nd safest city in America to live in Forbes & FBI cities over 75,000 ppl. Money magazine listed Henderson as a top 100 places to live. Prevention magazine listed Henderson as the 6th most walkable city in America. St Rose Hospital is one of the better hospitals. (fyi Las Vegas is the 3rd most violent city from Forbes & FBI). Henderson is extremely family friendly. Has Shakspeare in the park, walking trails, great shopping, frisbee golf at sunset park, numerous dog parks, families do remote boats in the ponds at the parks, remote planes, theres lots of walking areas, the district is one. Lots of shopping. You can get loads of 2-4-1 meal deals here. I chose to buy a home without an HOA but some people like them. The schools are way better than Vegas schools (Green Valley High even does random drug testing) Vegas has so much gang problems, not so in Henderson. It is very family oriented, lots of recreation centers with water slides & so much more. Lots of fun classes for family, adult & children in the Henderson recreation centers.
I hated living in Las Vegas, but really love the Green Valley area of Henderson. You must've been in the wrong area seriously because Green Valley is a great place. I had a great realtor as well Karen 702-782-0913. Our first realtor was a nightmare who showed us what he wanted to show us. Karen got us our dream home! My husband works at a casino, there is nowhere else we could live with him making the money that he makes with the excellent benifits that he has. I don't care for the snootiness of Summerlin. Generally Henderson (Green Valley) & Summerlin are the 2 areas desire to live in near Las Vegas.

A realtor I've been in contact with keeps sending me listings for Henderson, but last time I was there, I wasn't all that impressed.

What do you locals think about it? Is it a decent place to live, raise a family, etc? Are there certain areas of it that are better than others? Another concern is the lack of grass/parks there. Does anyone know the deal with how much grass and/or vegetation you're allowed? What about crime and schools (we have two young children)?

Any info would be GREATLY appreciated. Thanks!

Interesting. This post goes against the grain of many in this thread. Can any current resident confirm or deny this glowing review? Based on my research it seems like Summerlin is the best bet for safe family oriented living but Henderson would be MUCH more convenient as far as my commute is concerned.
