Hello all. I'm relocation to Nevada sometime next year. I heard good things about Summerlin, and I have family/friends who leave there. Are there any Summerlin residents on this forum who can tell me what it's like to live there. I'm looking for rental properties in the 89128 area. What should I be looking for when trying to fine a rental home in Summerlin? I research properties on Zillow's website, and I find so many properties. Thank you.

I live in Summerlin and it's like living in any other neighborhood. Properties priced from mid range to high range; same type of stores, lots of walking trails, people of all colors, friendly people to closed up people, old to young, libraries and the typical restaurants. It's not a panacea of an area; just a large master planned community.

Desert Shores is the nicest neighborhood in that zip as far as ammenities go (that I am aware of).
Highly recommend looking in there first.

There are lakes and also a nice beach area for residents and guests.
Wide range in sq footage (single family homes) and the area is basically quiet with low crime within the community.

Most of 89128 is not Summerlin. The only part of 89128 that is Summerlin is the area west of Buffalo Dr between Lake Mead Blvd and Vegas Dr. If you want to live in Summerlin, I would check to make sure the property you're looking at is inside this area. This area would be the Pueblo village. This is one of the oldest village of Summerlin. It's been well maintained over the years and is a good neighborhood but I would say the other Summerlin villages are better (more expensive as well). If you want to consider other parts of Summerlin, everything in zip codes 89134, 89135, 89138, 89144 would be Summerlin. 95% of Summerlin would be within these 4 zip codes. The other 5% comes from a small section of 89128 and an even smaller section of 89145.

If you would indulge me, where did you hear good things about Summerlin? This is a common statement on the city-data Las Vegas forum: "I hear good things about Summerlin."

I'd like to know how you heard these good things. It's something I've been curious about since I showed up here at city-data.

Incidentally, my aunt lives there. The thing to do is move as far west as possible. Ideally, live so far west that you'd need climbing gear to go any further. That way, the sun sets below the Spring Mountains before the rest of the city. It is typically much cooler in the summer -- if you live abutting the Spring Mountains. Aunt's garden does so much better than ours, since we live on the extreme East side of town.

There is a 20-degree temperature differential in July at 5pm compared to where I live on the extreme East side of town.

We've explored summerlin a handful of times to find out what is so wonderful. Never did witness why firsthand. I think it is mostly the people who lived their whole lives in the valley who see summerlin as new and upscale relative to what they were accustomed to twenty years ago.

To me, it looks like a lot of other neighborhoods. We're there once a week or so. It's nice, but not dissimilar to GVR or other neighborhoods from what I've seen.

Some of us long timers and natives just shake our heads at the congestion on some of the roads up there in Summerlin, the wacky roundabouts and the small lots. It sure is pretty though, and very well maintained and they have some awesome playgrounds--parks all around. A bit expensive too with fees you have to pay every month and sometimes those SID things you have pay twice a year until the "loan" assigned to your home is paid off.

There are several nice areas around the valley just like Summerlin, Aliante in North Las Vegas is just as beautiful, that Provident area up in the Northwest, Centennial area, small pockets of Sunrise, small pockets of central valley, Green Valley near the casino, some of Henderson, small pockets of neighborhoods around Lone Mountain (northwest area?) , the new Southwest areas and some of the areas around the Southpoint and the M Casino.

I don't know myself why people get "stuck" on Summerlin, although it is very pretty there, but there are so many other places with nice homes and neighborhoods in the Las Vegas valley as well.

I don't know where you live in I'LL but if you are thinking Summerlin is like some of the very exclusive wealthy suburbs around Chicago you would be mistaken...its nice with some upscale pockets but mostly middle class housing tracts.
Vegas doesn't have a ton of "old money" and those who do fall into that catagory seem to be sprinkled around the city...sometimes in areas that might surprise some.
The genius behind Summerlin that contributes so much to its popularity more or less comes down to how it was initally promoted and that the project began at the right time when there were few ( or maybe no other) masterplans being developed on that side of the city.

I think its a lovely area (could do without the roundabouts tho) but if aren't wanting Summerlin for the schools and you are only renting anyway I don't see why being IN Summerlin would have any real advantages.

That's my experience as well. Summerlin is basically GVR with extra monthly payments and an awful commute to the Strip.
