Add me to the list of people who gave up trying to buy a house in Vegas. I went through numerous realtors and never found one that would listen to what I wanted. I tried to find a house for over a year and finally gave up. I had pre-approval letters from two different banks. Does not matter.

The quoted passage dealt with the financing being used rather than what would be desirable to the seller.

There are a limited set of programs that require owner occupancy which tend to favor FHA/VA or at least give no preference to cash.

Generally cash is advantaged. Certainly so if competiting offers are at the same price. I do not however think it has much legs as to getting a lower price...a couple of percent best case.

Note that houses in certain conditions and even certain areas may be expected to have problems with the FHA appraisal. Often the agents involved refuse FHA/VA financing.

That sucks, so far my realtor has been very helpful. I fly out tomorrow to look at houses, planning on putting in multiple offers and hopefully one sticks.

Will be using a VA loan, and pre-approved with no contingencies, so lets see how this plays out.
