I was looking at the Mar A Lago condos online to see what was in walking distance and didn't see much within a very short walk besides the Rainbow Library.
If you are willing to walk one to two miles, then there looks like plenty around including what looks like a good sized shopping center.

I read reviews of the 24 Hour Fitness and the Regal Rainbow Promenade 10 movie theatres and it seems like they have not been updated since new and the movie theatre is often empty (which means it is in danger of closing).

Is the shopping center failing?

There are two shopping areas that are obvious near Mar-a-lago. Just over half a mile to the west is an Albertson. Similar to the east is a Target. There are also a set of places to eat including a good breakfast place across the Street and a couple of video poker pubs and restaurants.

The Promenade Theatre and the 24 fitness are relatively new. No reason they would have been updated. That shopping center in general is pretty active and successful. Some large vacancies but nothing abnormal for the economy.

That is probably not the most convenient to Mar-a-lago. Jump on 95 up to Ann and hit the big one. Closer or at least quicker.

Hmm, the theatre reviews made it sound like the place was dying and "on it's last legs of survival."

An empty theatre is nice and quiet and easy to get a seat for now, but may mean no theatre at all next year. It made me concerned about the area as a whole.

If you go 2 miles south, you'll find everything you need between Cheyenne and Washington.

I like the Mar A Lago complex.

Is there anything like Mar A Lago at or closer to Cheyenne and Washington (i.e. purpose-built condos mostly owner occupied with rental restrictions)?

You are completely off kilter. That theatre sits there pretty much off by itself a couple of blocks north of the main shopping section. It has always been lightly attended except on weekends with some hit flick. It has nothing to do with the success of either the shopping center on the west of Rainbow which is dominanted by B&N or the one on the east side which is much bigger and has a broad base.

I would note also that shopping center would only lightly draw from Mar a Lago which would tend to use the local area or the large center at Ann. For movie theatres the casinos are standard. We live close to Maralago and would consider the only draw there to be B&N, Best Buy and the Pet Store.

I saw they changed it from United Artists to AMC. Don't know if AMC bought them out or what?
