I think I have found some really nice looking townhouses, built around 2007, at very good prices at Hollywood Ranch in 89122. Has anyone lived that side, how is the area? Is there some reason that these newish homes are selling cheap? Is the area safe? It is a gated community. How about HOA? Any information will be greatly appreciated.

If you're talking about the condo complex with the famous old-time actress /actor names as street names, that's over by Nellis, E. Sahara, E. Charleston-anything around those streets is in Sunrise Manor if I'm not mistaken.. I remember going to see those when they were built.

The complex you're targeting online might be nice but I have to wonder about the surrounding area. Thee are some really nice pockets of neighborhoods up there, and some really bad ones. And sometimes in Sunrise Manor, you have to drive through the bad areas to get to your good area. Some people don't like that.

Unfortunately, for this one, I suggest you see the complex and the area around it FIRST, before making a purchase. That's the only way you'll determine whether you would be happy with your purchase in this locale.

I used to live in this area (I lived in Palm Gardens at the time). It has some pockets of OK area but most of the area would be considered below average. It's not horrible ghetto, but not nice either.

Also, many of the homes in this area are under an "odor easement" from the sewer treatment plant nearby. They are not kidding! A couple times a month it will really smell bad, like you don't even want to go outside bad.

I would not recommend the area. Really glad I moved.

You're right MomMom. It does have actor/actresses names as street names. That's a bit wierd, but ........
It is on the eastern side, and being a regular 'lurker' on this board I know that's not the desirable side. I was wondering if by some extremely lucky chance it might be in the better part of a not so desirable zip code. I remember one post in which Olecapt said that the southern part of 89122 is pretty nice. I do realise that I can only decide after visiting the area, but there are often things that people on this board seem to know that won't be obvious to a passer-through.
But are these townhouses a good bargain? Some sites are calling them condominiums, some townhouses. D R Horton is the builder. Your insight is what I am looking for. If you know the area, please respond

Well, actually the names of the streets is not weird for Las Vegas. All those names of the Hollywood stars...they all had ties to Las Vegas, either by being frequent visitors during their heyday or by living here. Clara Bow was married to our then Lt. Governer, Rex Bell (a former actor) and ZaZu Pitts owned a home up in that area during her heyday, etc.

If you are buying the condo for investment (renting it out) the price might be OK, but you have to remember, it might not be feasible to maintain it and either break even or make money on it, you'd have to hire a property manager if you live out of state. And then you have to worry about the renters you get and the possible damage they might do to your investment. Careful screening would be a MUST in that circumstance.

If you want the condo to live in...I wouldn't waste my money on it. That area has been so-so for a very long time (at one time, decades ago it was all nice) but it's in steady decline and I just wouldn't sink hard earned money into it. But that's strictly my opinion, someone else on here might think differently than I. There's a reason why that low-end condo is so cheaply priced...it's in fitting with some of the general area.

Actually the area is pretty much industrial. Sewer plant to the west and surrounded by a huge parking lot. I would guess staging for the car sales lots.

The units are OK by DR Horton.

I would echo Mommom...might work ok as a rental...I would be slow to suggest it to an owner occupant.

Note that some of these are tricky. The HOA does not cover the externals of the building. So three units share a roof and external maintenance...a bad situation if it includes lots of frugal investors. I don't know for sure about this one but I would be suspicious as the HOA fee is low.

Thanks. I thought there would be a catch in it. You get what you pay for I guess. It's unreasonable to expect that it would be possible to find such nice looking homes at that price and there not be some problem with them. I appreciate your input. It has saved me an enormous amount of time and energy.

DR Horton has many of those townhomes around the valley. We live in one of the DR Horton townhome communities in Aliante. East side, Henderson out by Boulder city, newer NE Las Vegas, some near Centennial hills, and some off of Tropical. I may have missed a location or two. They are very popular. We have a mix of owners and renters in ours neighborhood and a strong HOA that keeps things nice.

I generally won't take chances on big investments (e.g. marriage, moving or relocating, big monetary investment) and so do many people I believe. I probably would if I had a billion dollars and would chance about 5 milion of it on a gig.....

You don't want to be a passer-through in a place you'll invest in so please take Mom's advise and visit and even lurk around.

My vote would be Greenvalley area or Summerlin, btw...I'd take chances on those. GL

I live in the complex and I love itl I have nice neighbors, never had a problem with the area. I feel quite safe here. gated community. And I am a senior who loves to be outdoors and enjoy the night life.
