Yep, and there are plenty of places where that (or more!) is the norm. Ain't living in Las Vegas great? No income tax and low property tax rates.

I recently received my Notice of Value from M W Schofield. Having just bought the house in Sept 2010, my 2011-2012 tax year taxable value increased by 10K. It's still a little less than I paid for the home, so no complaints. I did read something that I had not known. Apparently, if your Nevada home is your primary residence there is a 3% cap on tax increases per year. However, if you are an out-of-state owner the cap on tax increases is 8%. So I better move in sooner rather than later.

My concern would be how this Seattle outfit got a model that works when no one else has one. I would think the Clark County Assessor model better than most and it tends to under value rather than over. Then again if you look at the set of people who plunk down $100 for an evaluation you likely get those people who think their number is wrong heavily in the set.

Any of the locals who want a considered opinion drop me a DM with an address and email and I will send you the comps. If something good comes of it send $50 to American Cancer Society or a local shelter...
