Did you read any of the old posts? Browse this site there are tons of Q and A's about all types of areas. Olecapt has an interactive map that shows the good and bad areas. Goodluck

Mountains Edge is a nice masterplanned development. My wife and I went through it with a fine tooth comb before buying a KB home elsewhere. Although I like the masterplanned concept we did not like the extra HOA etc. fees. The only other negative for us was the location being on Blue Diamond Road. Although not far from anything Blue Diamond will be a traffic nightmare soon, if not already. We're renting in 89139 now but north of blue diamond, we love the area, no problems but again we don't have to travel via blue diamond. We just purchased a KB home in a community called Sunset Ridge. Not masterplanned, in the SW a bit north and west of mountains edge. Personally I don't think you can go wrong in a SW location. If you like the masterplanned way than look up Inspirada as well. More south location and blows away mountains edge in my opinion.

The thing about Inspirada or Mountains Edge, is that you don't know what kind of shopping is going to be there, they have no confirmation of any grocery store or specialty store chain...I think the first shopping center in Mountains Edge is opening, and it will have a Taco Bell, Day Care, and an Anytime Fitness...

It could just turn out to be like 7 Hills, which touted all this shopping in the community, but was never built because businesses don't do well in that area...

Mountains Edge also has SIDs (I think), in addition to HOA...plus too many schools being developed, which means too many school zones, another problem that plagued Green Valley Ranch, 7 Hills, and Anthem, to where each entrance and exit pretty much had a school zone and made it like hell to get out...

Your info is very helpful and just what I was looking for. You can pull all community incidents reports you want, which will give a idea of crime, but not the real facts, traffic in and out, convenience of area, etc., but nothing gives one a better perception of the area, then the people that are familiar with location. Your information is what is needed for newbies, unfamiliar with the daily grind. Thanks Again
