Hi everyone. This might be a tough question to answer, but does anyone have any information about the condos inside a community called Elan? I am interested in buying one there, one of them is at this address: 7901 Greycrest Ct, 89145. I don't know much about the area, but it seems quiet,and the condos are spacious. Also, the association is pretty high (a bit over 170/month), and I don't understand why. The owners are not allowed to lease out their condos.

Any help about the area and this particular community would be greatly appreciated. I really like these condos, but I don't want to make the wrong choice if I can find better.

Decent area near parks and shopping.

If you want brand new condos/lofts you might want to try around Spring Valley, if you like the side of Vegas near Red Rock Canyon and Summerlin. A brand new loft style living in Spring Valley is LoftWorks, looks nice and it looks expensive. It is on Rainbow and Sunset, near shopping at the Arroyo Market Place and not far from Red Ridge park while the beltway easily accessible. LoftWorks is near Southern Hills which is also part of Spring Valley for more shopping and dining. Not quite sure if LoftWorks is for sale or just all for lease but anyway worth checking. I have not visited the website yet, there is one for LoftWorks.

Default Condo's at Elan

I have purchased one there in 2008. They are spacious and the fee's at 170 may seem a little high, but really they are better than others. For instance you can rent your unit out, but they only allow 18% of them to do so, what this does is keep people in them who take care and pay their dues. In times where some condo assc have little fee's paid in and the whole area suffers.

At elan they have all the land scaping done up nice, last year we got new pool side furniture and the year before new weight room tread mills etc, and according to my wife they are the nice ones, not the cheap ones. Plus fast access to main roads.

I bought for investment, (too early) as i live in Canada, but am happy with the unit.

loft works is a live and work community meaning that you have an area below to run a business from their not lofts just to live in.

I know someone who lives there, who owns the unit. It's been burglarized twice in the past few years. Unit is ground floor next to exterior wall of the community. I like the location, but I'd definitely get a security system. Luckily the owner was not home during the break-ins.

Elan has gone downhill in recent years regarding safety, noise, concern for residents, management attentiveness/competence, etc.

They have stopped enforcing their rules so a lot of loud and dangerous people are allowed to rent and loiter here. When they have insanely loud music and parties all night long, several nights per week, they still will not act. Even if the police are repeatedly called by residents to intervene.

If you are looking for a quiet, safe place do not live here. And if you want to feel like your $170 HOA fee is being used well, do not live here.

I am a Canadian who owns a condo in Elan. We bought in 2012 when the exchange was very favourable for us and the prices were attractive. I only visit once or twice per year so don't have a lot of experience but what I know, I like. I spent a couple of months there in both 2013 and 2014 and never had any issues with noise or parties or anything negative. The reason I bought in Elan in the first place was because our friends lived there and we loved spending time with them. Also, the price was right and the location is excellent. Less than a mile from awesome shopping at Boca Park and Tivoli Village and close to Summerlin Centre; the casinos at Rampart, Suncoast and Red Rock; easy access to the freeway; hiking at Red Rock canyon is a 10 minute drive. We have driven around a lot and yes, there are many complex's that look beautiful but a lot of them have no nearby shopping or casinos. When we bought the condo we had a very strict budget and for our money, Elan was definitely the best value. The only negative is that for a few months in 2016 we had no onsite manager. Not sure what the issue was but it seems to have been corrected as our office now has a manager and it is open daily.

Update:

Realtors are now listing these condos under the name "Brava." Some of the listings show photos of the entrance that still has the name Elan on it, but in For Sale listings, they appear under the new name.

Nothing new. The Subdivision name is Brava. The Operating unit is Elan. Been this way right along. There is no rule that the gate name and the subdvision name align and they often don't..

And the place is still OK. Not great but not bad if you don't have a lot of money.
