What would be convenient about Panorama would be the use of taxis. Anything mid-strip is a quick/cheap cab ride away, compared to a cab ride to suburban Clark County. If you want to do he strip without driving yourself, you could take a two minute cab ride to Bellagio, and walk from there. Reverse the process on the way back. Maybe you've added $10-15 to your expenses for the night.

It's true it's very tough to find any good deals in buildings that don't require a quick taxi or drive BUT it's not bad anywhere on the Strip to get around and I totally agree with what was said - a lot of exaggeration. I have walked the Strip countless types at any time day or night and not even once felt unsafe or threatened. I live in Downtown LA and feel a lot more unsafe in certain areas and even just in general. The Strip is a safe place - the city depends on it. 40 million tourists a year come to Vegas.

You could look at a place like Boca Raton too. On the South Strip and shuttle service to the Strip included in HOA dues!

On the strip, you're basically correct, given the massive foot traffica and security (stuff still does happen, though.) Behind the strip, maybe not so much.

Agreed. If you get even a few blocks off Strip it can be dicey, not necessarily saying dangerous, just ghetto looking, much darker, and a bad element. When I stayed at the Best Western once, that whole area was so bad right there like under the tram tracks or whatever, and walking to the Strip I didn't feel unsafe but I did see a few like cracked out hookers, haha. I would never stay at the Best Western in Vegas again for any reason, but I was in the city for work purposes with 3 other guys on our film crew and we needed 3 rooms for a few days, because we had 3 days of work in Vegas, so we had to keep it on a tight budget. That and the fact that we were driving a Hummer pulling a U-Haul trailer full of gear, haha, that probably wouldn't go over so well at a major Casino and not to mention we needed a large emptier parking lot to pull out gear and check it, etc.

Ah well it was a blast, if you have to travel and do work, Vegas is so much fun. We got done with work each day and we could go out and have fun, which was great, we watched a movie one night, gambled a bit, ate good food, wandered around, and stayed up way too late for getting up way too early.

Panorama offers owners VIP car service. Not available for 24 hours, but up to 400am on weekends.

Btw, the walk to City Center is minimal.

Yes, Signature might fit his needs. Just received our Feb statement, rented 24 days. Staying cash positive and allows flexibility in usage for yourself. It will improve once rental rates start increasing. Volume has turned the corner but rates have yet to turn. I received a recent report where rates at Excalibur was $39 and Harrah's as low as $49.

Keep in mind that Panorama 1 and 2 have structural litigation, as well as some serious hoa litigation going on.

Could you tell us anything more about that or any links? I'd be curious to know... Panorama is one of the buildings I'm looking into, not the first choice, but certainly one of them to consider. I wasn't really aware of these issues, though.

It is building/common area construction defect mostly. Not necessarily unit specific.

I am currently looking seriously into buying in Panorama Tower 1, could you please elaborate further the problems/future potential costs a new homeowner will face in the future regarding ongoing litigations with the developer and the HOA.
