The 1 story home, if it's newer and built well, will usually keep most of the heat out. But in the winter, it will be colder. Since it's warmer most of the year, it would be much cheaper to go that route. Several people on this forum have 1 story homes and they only use fans to keep cool.

D.R.Horton built our homes. I think they looked for the cheapest way to do it all, like having one a/c unit for these. If the a/c is on in the summer, it's still quite warm upstairs, and it's freezing downstairs.
Another thing that is not good: the water heater is upstairs. Good for showers, but bad if it ever pops.

Have you considered using a room unit in one bedroom? I doubt you can get away with it on the front and rear windows but you might on a side window..or use one of the units with a remote exhaust. I don't think you could work it on the master in those units but perhaps the second bedroom.

Note also that the AC can be balanced to equalize the temperature. There are normally dampers in the system or you can close most of the vents downstairs. Or even add a couple upstairs.

Secondary and third bedroom face the road. Master faces the backyards. Anything that would be visible from the yards or the road's is not allowed here. And it all has to be approved by the HOA. They will say no, like always. We will survive, one way or another. We do have a super powerful Holmes brand fan we bought back in California 20 years ago that is the most powerful thing on earth it seems. Huge thing. We use that facing the bed, with the ceiling fan on high and the a/c at 85 to survive. It actually gets a little cold in the wee hours of the morning.
But just as soon reverts to hellish temps right after. lol
When I win the lottery, I will be out of here in a heartbeat and get a 1-story home with better insulation.

you can always get blown in insulation done.. it is very cheap.. especially with the rebates... i just did my home.. end cost around 260.

I think you can only get blown insulation if you have space between roof and ceiling (ie. attic). For valted ceilings, there is no place to blow that insulation.
