For a vacation home and eventual retirement location....any thoughts? Prices start around 100K for a pretty nice 3 bedroom/2.5 bath....any info would be appreciated about the community or Henderson in general. They claim it is 25 minutes to the strip.

I live down the street in Tuscany. The Weston Hills/Beazer neighborhood seems to have survived the worst of the downturn and I guess they are still building new homes, so that is a good sign. The area is quiet and it is indeed about 25 minutes to be on the strip, a little less to get to the airport.

Beazer is a consistently low rated often bottom ranked builder.

I'm familiar with Beazer, they are a national builder, they build here in NJ. I'm not concerned about their homes. Homebuilders threw up spec garbarge at the height of the RE market at high volume and there were still lines to purchase. Quality control went out the door. Now completely different story. Beazer had been caught in the subprime mortgage market, it's kinda of amazing they are still in business. Of course they got bad press, just like most builders. For the low price, if the area is solid, looks like a great deal to me. I will travel out there before making any decisions though.

I live in the adjacent Tuscany Village and the standard flight patterns do not create significant airplane noise I can hear inside my home. Every so often due to wind direction they use secondary patterns, and it can get pretty loud. I've never thought of the overall situation as an issue. Don't let that influence your decision.

You should check out Tuscany they just started a new building a new floor plan starting price $129,900 if you pick the standard home, you still get granite along with other nice options. They are paying 3% towards closing. The HOA is only $165.00 a month and that includes the incredible rec-center with two pools, tennis courts, two raquet ball courts hot tubs, full size gym and a great area to host parties along with basic cable and a great area to walk around in, this is all included in the hoa. Since it's guard gated you may like it better for a retirement home.

HOA fees will likely go up after the place sells out since the home builders often subsidize lower than sustainable fee rates to attract buyers into new housing developments.
