Got a Letter from the Clark county assessor's office today,
asking me what my 'current state of residence is' and If I qualify for a 3% tax cap.

Anyone have details on this?

Property tax in NV is capped at 3% for owner occupants.

So presuming that you are now a primary resident owner occupant in NV tell them yes.

At the moment it actually makes no difference as taxes are not going up...but someday...hopefully.

So is this something they send out every year regardless if it applies or not? (i.e. whether or not taxes are actually going up above 3% or not)

I thought I had read that property taxes were going up 6.7% unless you qualify for the 3% abatement, but perhaps I misunderstood.

I got the same letter last week. It's pretty self-explanitory. I was pleased to see I qualify even though I live in California, as long as I don't rent my Nevada home, and only have one home in that state.

I don't think it is every year. Maybe when property changes hands. I have not done one in a while and I remain at 3%.

I am not aware of anywhere the property taxes are going up...though maybe this December. And then it would likely be very local...a few lucky places.

If you don't qualify they can go up as much as 8%...but that would mean an 8% or greater property tax increase which ain't in the cards at this point. 8% down is more like it.

NV is beginning to identify this as a problem. While taxes can go crashing down they can only creep back up slowly. So even in the event of a strong recovery the property taxes will recover very slowly - limited by the 3% on owner occupied homes.

It is what the statute actually says...so I presume they mean it. See the Clark county assessor tax abatement for a similar answer.

Just fill out the card or form...I think you can get it on the assessor site.

I would never have believed that one until I looked.

An old thread but pertinent nonetheless. Closed on our home here (primary residence) on 3/31/15. I understand that if there is a change in ownership, the 3% tax cap is removed for the following year. In speaking with the assessor's office I was told that new postcards verifying primary residence status would be going out "sometime in June". Historically, this seems awfully late. So:
1) Is this June mailing accurate ?
2) Can I go to the office and fill one out beforehand ?
