Are these part of Desert Shores with access to the lakes etc.? In a listing I saw on Sealion the pictures the agent included was one of the lakes. Are these worth looking into to purchase or are they a bad conv. full of rentals? Were trying to find a nice vacation unit for our family

Not in Desert Shores. In south shores. No particular community aspects other than landscaping.

Late conversion. Nice location lousey units.

I almost bought in there, but bought across Lake Mead, actually in Summerlin at La Posada. HOA is higher there at SS--pretty convenient. If you could get a 1 br for under 25K in great shape--it's a buy.
Here is one I am looking at on the other side of town--and a similar yellow shaded area....
mls#1134663 sold for 166,900 on 12-16-2005, now it is 34,600 and according to the listing the hoa fee is 145 pm.

Just realtor overspeak. Means not off the market and sold under a normal listing contract.

Be cautious of any of the deep discount ones having rent limits or bans.

And again caution on the conversions. They really make lousey condos.

Where on the realtor site does it show the HOA fees. We are looking for a 2-3 bedroom around the 89128 zip any suggestions of "green" areas

I've lived at both La Posada and Isla. La Posada before the crash, Isla after. There was defect litigation at Isla about 2 years ago but it was settled and repairs were made to roofs etc last summer. Isla has an active and involved core of residents/HOA board members. I think a prospective buyer might be allowed to attend the monthly HOA meeting (open to residents). It's worth looking into. However, there are plenty of rental units too. I don't know if there is any section 8 at Isla (or at La Posada) but the latter has a lot more units so that may be the case. At Isla there were some problem renters but the HOA was on top of it and I believe those individuals have departed. Like all condos in LV, buying is risky. You never know whether things will decline further in a given development. I looked at one in "deepest Summerlin" , at Red Bluffs (89144) and there seemed to be at least a few problem tenants there too. The problem is no one has control over who any given owner decides to rent to, and a lot of owners are desperate they will take almost any tenant and not ask for a background check.

Isla owners do not have access to the "beach" at the lakes in Desert Shores, but you can still enjoy the lakeside. There are townhouses (semi-attached housing, with garages) inside the Desert Shores Racquet Club (entrance on Mariner Drive, about a mile north of Isla) that might be more appropriate to a family, but they are probably priced higher. Those give you access to the beach. I don't think the units at Isla are all that bad. The trees keep them cooler than other places I've looked at. But HOA fees are relatively high because of all that grass. Hope this helps!
