Sounds like it's time for more frequent and escalating fines, police reports and legal action.
Maybe he is running a repair business and a $50 or $100 fine every few months doesn't bother him if he makes more money doing the work. It may be an illegal unlicensed business violating zoning, licensing and noise laws besides HOA rules.

hunnerd bucks every few months is pretty cheap rent for a buisness.....we had a guy 3 doors up that was using his driveway and garage to build off road race cars...went beyond a hobby....code enforcement took care of it

Conventional Condo behind Lone Mountain. Nice quiet condo in nice quiet location. Otherwise ordinary.

Verano Condo - 8600 /W /CHARLESTON BL

Park One condo conversion. Good urban location. Weak units.

Astoria at Town Center North - 9124 /TAILOR MADE AV

Nice newer SFR development. Has rent restrictions. Nice location in Centennial Hills

Chateau Versailles – Red Rock Area

Chateau Versaille is up next to Lone Mountain. Probably the nicest of the Condo Conversions..

Jasmine – 5855 VALLEY DR

NLV good part. Used to be a little rough.

Lone Mountain Condos – 3822 Ormond Beach St

Nicer recent condo development next to Lone Mountain. Nice place. Quiet and convenient.

Lake Mead Condo – 2113 Echo Bay St

I should know this place and don't. Nice location. Walk to most things. Be wary of large soccer complex directily east. I don't think the fields next to it are lighted but some are.

Might also consider the American West Villages in 89129. Patio homes in a couple of reasonably nice complexes. I also like all the condos in Painted Desert...they run a range of prices.

I wonder what's going on there if it has rental restrictions? Doesn't seem to be stopping rentals. The neighborhood seems a bit run down already for being so new with a lot of residents that look like bad renters. Too many cars in the street because of 1 car garages too.
There are some "new" never been lived in units built in 2009 that are for sale for about $90K, but I'm nervous about the future of the neighborhood if it looks like this now.

Thanks for the input guys. This will definitely narrow my search. I have been in a Chateau Versailles unit before and now knowing it was a conversion I think they did a really nice job. I hear Centennial Hills mentioned a lot on this forum, people seem to like it.

When you say rent restrictions, does that mean you cannot rent out the unit at all, or a certain % of the complex is reserved for renters?

@olecapt - what is your take on Solana Del Mar?

YOu have to see what the rent restriction is. I have not seen the Docs so I do not know. In some cases it may mean that new owners can't rent. Or it may have a restriction that fixes the number of rentals.

You may also find out that some LLs are ignoring the restriction. The HOA has no obvious way of finding out if the complex does not have a means of determining who is renting.

I would expect some of the Astoria tracts to gentrify in time. They are pretty nice and in a pretty nice area. Get the values ticking up a bit and the LLs sell out to owner occupants.

I don't know about this one but it appears to be over half owner occupied. So maybe they will in fact fight the investors off.

You have to check the docs. If I get a chance I will see if I can find out. Both types of restrictions exist.

I like it least of the Painted Desert Condos. It is OK though. I prove the "Indian condos" back off lone mountain entrance. The Villas on the Green or the older duplexes are also very nice but more expensive.

I looked at the Chateau Versailles units awhile back myself. If you're a garage kind of guy, take a look at some of the 3 bedroom units. They have some of the largest two car garages I've ever seen in a condo or townhouse. They looked like you could fit 4 subcompacts in them. Odd really.

I read in an old thread that Chateau Versailles has a strict HOA. That can be nice if they crack down on violators and that's what you are looking for.
They seem a bit isolated. You can forget about public transportation or walking to much of anything if you live out there.
The Walmart Market is a 30 minute 1.5 mile walk that involves crossing over the 215. Most people will always drive there at that distance.
They do look nice for an apartment conversion.
