Depends where. Hard to get below $100 per SF in most of Summerlin.

Houses sell for the same or for more or for less than the list price. There is NO rule. You need to comp anything. Shorts very often and REO sometimes are listed well below their likely sellling price.

If you don't trust your realtor to recommend a home inspector, get another realtor.

By the time you are at the stage where your Realtor is recommending an inspector you should know if you can trust them or not.

I can't imagine going through a major decision such as purchasing a house working with someone I did not trust

If they can't recommend at least three I would be concerned. Even a recommendation requires due diligence.

If you are a competent contractor or have done a whole lot of self contracted tasks in the past you may be in a position to review and select an inspector.

I select inspectors on a very simple basis. I pick them up from seeing their work and work product. I have attended something over 200 inspections and have a reasonable feeling for the process.

Inspectors come in a variety of styles. One is a detail guy. Another is actually a very strong plumber. Another is very good at handling concerned clients. I pick the one to use based on the cirucumstances.

So for most buyers you need an agent you trust who knows what he is doing. And you follow his recommendation on the inspector.

If my client wants me to suggest three I would gladly do so. But I would be very skeptical that the client will be able to differentiate. So we really have a contest for who interviews best on the telephone. I won't give the client anyone who is actually bad...but it still is suboptimum.

Note by the way my brokerage and in fact virtually any brokerage disagrees with the way I do it. They want me to give the client a list and then let the client select. The argument is to let the client make the decision and then if it blows up it is the clients fault for picking the wrong inspector. I feel I am generally more knowledgable than the client and should strongly recommend the right guy.

There are exceptions to needing an inspector. I have one client at the moment who is smart enough about homes to make his own decisions particularly with his contractor who is readily available for a consult.

Our realtor (olecapt) Recommended a fantastic inspector. The inspection was very thorough with many, many pictures to document their findings. In any areas of concern they note the recommendation to consult a specialist. We had the full report emailed to us within 24 hours from when the inspection was performed. The home inspection was especially important as the house showed several obvious signs of neglect in several areas and who knows what was hiding underneath.
