I'm looking at a satellite map now of the parkway. There will still be lots of green left. The center median between the 2 roundabouts will stay grass. The sides of the parkway will also be grass. One day, the golf courses will be green again, which will make us forget all about the center medians. It will be nice I'm sure. Plus, my understanding of the plant material being used will be green colored. Not all xeriscaping is brown. It's just too hard to water the narrow grass center medians, especially with all of our wind. The water just blows on the road. They will use the drip irrigation for the xeriscaping. For as much objection that LLV gets from the lake, I think this is a good compromise. I too would rather have grass.

At least we have beautiful palm trees. I really balked at the city about the center medians on Lake Mead Parkway. I wanted trees and landscaping there. However, the road was done with federal money and the city couldn't afford to do it. My guess that one day, LLV and when the subdivision across the street from LLV is developed, will chip in to update the medians.

However, once Galleria Parkway is completed, that will likely be the most used entrance. I've driven on parts of it. The landscaping is nice on the the completed parts, I'm sure the same theme will continue into LLV. As GP will cut off the a good chunk of Lake Mead Parkway and connect to 515, I will use it all the time. Warm Springs cut off shaves off about 10 mins to get to Sunset Station area shopping.

We should all be happy that the curbs and roadway is almost done and the ugly jersey barriers by the Falls are gone! It always looked like a state of construction there.

I just saw the new LLV website. It's pretty nice. However, they keep showing photos with the pristine golf courses, a bit of a let down for those who visit expecting them to be green. But, with the temps warming up soon, they will begin to turn green again. I keep hoping that the Westin will take over RB or at least get Carmel to fix them up and get playing on them again!!!

Default Galleria Parkway

Does anyone know when that parkway is scheduled to be done? Where does it connect at Lake Las Vegas? Is that the road just past "v"?

LLVFan, Galleria Parkway is to connect around/near the fire dept. However, if development had continued as planned years ago, there is actually supposed to be another round about where you turn off to go to the Casino and Aston. I'm not sure how that will be implemented and connected to LLV Parkway.

I recently spoke to Gerri Shroder and she is working on getting me a construction timeline for me to post here. Per the bankruptcy agreement construction on the leg from LLV could not begin until 18 months past the exit from bankruptcy. I think we our outside of the 18 months, but everything with construction always seems to be delayed. (look at LLV Parkway timeline)

One of the things the city is trying to work out is the portion of roadway that Landwell is slated build. Landwell committed to building the road as part of their improvement of the property which is west of Tuscany. This was once contaminated land, but has been cleaned up and ready for development. The big question is when will Landwell complete their portion? I'm not sure if they are ready to build houses yet. I'm not sure if they are obligated to do it by a certain time frame or when they actually develop the land to build houses.

GP is done from Tuscany up to the tennis courts park. (on the road behind the Chevron) I think that leg will begin or has begun. It will be a pretty drive as you go through some hills and mountains. The completion of that road will be great for Tuscany as they have a direct link to LLV. (especially if there as a grocery store etc)

I'll follow up with Ms. Shroder and keep the blog updated on the GP timeline.

I am sorry to say this, but this is a clear lack of good leadership @ LLV Master and among the HOA associations. At least the crooks who brought this community to fruition had a vision and stuck with it. Imagine the drive in from Lake Mead now, the only consistent greenery coming in was the median, now we will have yellow golf course on the left and craggy rocks to the right. But we can enjoy palms in the median with random cacti. They also began to do some work like this after the South Shore gate on the left, and I don't think that that really matches the community at all.
I don't know...seems like so many obstacles...and so much effort to try and get this place right. One wonders if it will ever be. It just sounds like lawsuits, bankruptcies and broken promises in the majority of posts.

@JFK.. Unfortunately, LLV is not alone in these hurdles. I'm in the legal profession and can tell you that these issues are everywhere. Our society is very litigious and there is no accountability for ones actions any more. Too bad. LLV will be fine in a few years. It's just catching back up where it left off.

LLVResident, I want to take a moment and thank you again for all your efforts and updates. I for one truly feel lucky as a resident in LLV to know that (someone such as) you are part of it. Your tireless work and cheerful optimism really do bring about a positive attitude and hope for myself and hopefully others as well.

Time will dictate how LLV will turn out with all the mess and whatnot, but it's good to know that there are residents that truly care about the future of this place.

Keep on keeping on.

There is no place like Lake Las Vegas anywhere. You realize that the minute you start driving down the parkway in the the canyon. It's too bad more of the community wasn't completed before the great recession. As I said before, I really think that it's now picking up steam and picking back up where it left off. Albeit, in a little different direction with more full-time owners than 2nd and 3rd home residents. But, who wouldn't want to live in such a beautiful place year round!!!!

I just try to promote all of the positives the communiity has to offer. There are some hurdles to get through, but where aren't there hurdles right now. There are other newer communities far worse off than LLV ever was you don't see as much city focus on them as LLV.

The Westin arrives next week! Lets all make sure we go and support them for drinks/dinner.. then go to the village for more drinks and more dinner!

The best is yet to come!!!

While we're on the subject of landscaping, can anyone who lives in Lake Las Vegas/Henderson recommend a good landscape maintenance company? I'm looking for someone to maintain my back yard on a monthly or bi-monthly basis. There are quite a few listed in the yellow pages, but I'd like to get some word-of-mouth recommendations. Thanks.
