To the OP, do you have a price range? size range? Do you prefer houses or condos? Single story or two-story? How close (time-wise) would you like to be to the Strip?

In all seriousness, I think you'd find many neighborhoods that meet your criteria - but to point you in the right direction, you'd have to give us a bit of guidance.

Our average rainfall is just over 4 inches a year, so no it seldom rains. But it is possible to get 30% to 70% of our annual rainfall all at one time. When it isn't raining, many of them are used as soccer fields and dog parks, etc. Newer areas that haven't had time to put in flood control are more vulnerable to flooding.

and sometimes it seems that we save up for two years then get it ALL at once.....sooner or later you ...and everyone gets to find out just how big these dips at the intersections are.....

They moved all the "dips" to the Strip and put them into super hero outfits.

Pick the advanced if you want to get into it. Use the other if not. The simple one takes your address and tells you in or out.

The other one is loaded with stuff but takes a bit of work to figure out.
