My wife just came back from house hunting trip in Las Vegas. She seems very keen on a community called the "The Vineyards" in Summerlin. Can someone offer a perspective on the community. In specific:

- Safety?
- Kid friendly?
- Stability of housing prices?
- Ability to Resale?

Any other things to note?

Upper middle income Summerlin tract by Christopher. Christopher builds a pretty good product with a propensity to be a little ostentatious inside...columns, fancy stairways etc.

This are relatively large. 3000 to 4500SF. Mostly two stories with a few singles.

Quite safe. Should have reasonable number of children. Elementary and middle school top of the list.

$280ish HOA fees. Two price lines...classics around $175 per SF... shorts and REOs about 50 less. Very little short/REO activity in recent months.

Low down side risk. Been pretty stable for the last year.

Some of these homes have exquisite views. The development is chopped into a hillside. These will carry a substantial premium.

Your Wife has good Taste. It's located in one of my favorite areas of Summerlin that was developed before they started building everything on top of each other. Landscaping is pretty mature for the most part.... In the community and surrounding it. When you are in this part of Summerlin... it's hard to believe that you are in the desert.

It's a guard gated community.... As for Safety and Kid Friendly.. we have to be a little careful commenting on that stuff but I can tell you I've got a kid and I live minutes away. I have no concerns...

Thank you OleCapt . Very succint. Now the million dollar question. Given the state of the economy have to decide if it is really worth buying a place. It does not seem that Las Vegas housing prices are going anywhere.
