Owners agree to the CC& R's and can back out of a purchase because of them. I used to feel slightly like you but have really changed my view after seeing how run down and ratty some neighborhoods get.

What about the madness of bushes not being trimmed in time? There's all sorts of madness happening in HOA communities too apparently. What's next, a fan being placed in the window without written consent? Think of the children people! Oh the humanity!

Yes. If you want fans in your street facing windows and don't want to trim bushes, don't move in a HOA community or one with CC&RS that conflict with what you want to do with house.

Be sure HOA has both your phone number and address. You should also invest in a Fax machine as some HOA's allow a fax transmittal of your reply on the warning letter. Don't forget a Lien can also have an adverse effect on your credit too as it is a public record. I might recommend that you check out the Clark County Recorder as you might have a Lien you don't even know about. For example if you let the tenant pay his/her own garbage bill and they don't pay You will get a Lien on the property and Republic may or may not let you know so check it out.

This is real depressing guys!!! I am underwater with this house. Renters left my home with 5000 damages. Now I get this this bill from HOA. Crazy.

Clearly bad renters. So a few minutes trimming the hedges will be the easiest thing to take care of compared to the other $5K of damages.

Didn't you just post about 2 months ago (i think it was late aug or early sept) that you wanted to rent your home in Centenial Hills? Now your saying someone moved in and already did damage in 1 month? Didn't you check these people out first?
