Not sure the reaction I'll get for this, but due to circumstances with our family their is a small possibility that the move to Las Vegas may be more short term than our original plan. Nothing is definite, but we might be looking at 6-12 months.
Aside from money in savings, the wife and I are expecting to have around a $3,000-$3,200 monthly budget and would like to have some money to enjoy ourselves.
Any advise on an area fairly close to the strip that would be relatively safe and you could rent at for 800-1000?

We'll know before we go, but if we are going to be there long term we want to move farther away from that area, but if we are only there short term then we are going to want to experience living on (or near) the strip as much as possible before heading back to the PNW.

As always, any advice is greatly appreciated.

How about Spanish Palms? It is a guard-gated community about 4 miles directly west of the strip off of Trop & Rainbow. I know a poker player who lives in there and my wife and I fed his cats when he went on vacation last year. I don't know too much about the place other than it was originally built as a condo community just before the housing bust, but it seems like a nice community. And here's a couple of Craigslist ads showing a 1br for $850 and a 2br for $1,075.

It's going to be very difficult for a 6 month especially in your price range unless you do an extended stay motel... Even at 12 month your price range is doable but you need to be careful where

airics, Somehow I didn't even think about the difficulty of a 6 month lease. Do you, or I guess anyone on here, know of any good, safe, clean, pet friendly extended stay options in the 800-1200 per month range?

Think Spring Valley, Close to the strip - western part of town, family friendly, many homes for rent
near shopping, restaurants, public transport.

Here's a few more places you can explore as food for thought...

First, FWIW, all of the following are guard gated communities. The lowest priced will generally be 1 BR units. It wasn't clear to me if this is acceptable or what your min size requirements are otherwise. Also keep in mind that although HOA may allow a 6 month lease, many individual owners may want a longer commitment. So you may not find anything to fit your needs in some of the below, especially the ones in which your stated rent budget barely reaches the lower range of the property.

If you put more weight on easy strip access, check out Meridian condos at Flamingo & Koval. It's within easy walking distance to the heart of the strip. In a quick search I found a couple of listings for 1 BR units asking $1k/month and only 1 month minimum required. I didn't spend any time on it, so you certainly may find a better deal if you dig around. It's a conversion property, has had some problems (HOA financial stability, noisy/disruptive folks hanging around, etc) over the years, but my understanding is conditions have greatly improved in the past year or two. Others can speak much more accurately than I as to current conditions.

There are several nice properties in 89123 that might work, which are on or just off of LV Blvd. This area is just north of South Point casino, south of Mandalay Bay and Silverton casinos, and close to Town Square. They will all require a short drive to the strip.

Manhattan condos is a stretch for your budget, but I have seen a few rental listings at or even just below $1k/month. Park Place adjoins Manhattan and is very similar, and I'd think may have a few more listings within your budget. I think HOA allows as little as 6 month leases at these properties. There is a big "Now Leasing" sign on Boca Raton. In a quick search I found starting rates in the $800-1000 range there, but I'm thinking the HOA min lease requirement there is 1 yr though I'm not certain. All 3 of these properties are pretty new and very nice.

A conversion property close by is Sedona condos at 9000 S. LV Blvd. You can get a lot more size for your buck there, and though a few years older, it's still a nice property from all accounts I've read and heard. Being a little older property, you simply need to make sure the unit has been well maintained or recently remodeled. Don't get me wrong... this is not an "old" property, just meant a few years older than Manhattan, Park Place, and Boca. I was looking into moving into this place recently so I know they do 6 month leases. A two bedroom runs from $890-$965 a month. They are a real nice gated apartment community that are close to the strip. The prices on the forrent.com site are more updated then on their website.
