yea...basically if you want to be frugal and still have the nice upgraded house you want, you will just have to be your own carpenter, gardener, plumber, electrician, painter, tile installer,...etc.
and make your own plantation window shutters too.

IF you get the right house in Henderson, south of the 215 (GVR, McDonald Highlands, Seven Hills Anthem, etc, you can get really nice views. I wass at GVR Station, and loved the views from their pool deck. That got me thinking about that part of Henderson.

Henderson/MacDonald Highlands area has absolute killer views. The homes, however, are very expensive.

For strip views in McDonald Highlands, homes will probably be $750k+ IF you can find a great deal. Most strip view lots have homes in the $1 million and up price range. Very nice places though if you can afford them. If you aren't spending that kind of money, you can get ch better views for a lot less money elsewhere.

McDonakd Highlands is big bucks. But in GVR and Seven Hills. You can get view houses in the $250K-ish range.

Strip views get a premium. Good strip views were generally built high up on the model list. It is rare to find a good strip view on the lower end of the price range. Figure 350 or more in Seven HIlls, GVR and Summerlin. Not impossible though. I once saw a fantastic strip/city view on a $100K townhouse. There were however only two in a development of 300 homes.

There are also a few houses with fine strip views that hang over 215. That is a painful tradeoff.

You definitely have to look. But I've seen listings for houses that have views, which you can see in the photos, but they don't mention it in the text. And the asking price seem the same as similar nearby houses with the same features.

There are strip views and there are strip views. A second floor bedroom view does not cut it. A sweeping panorama from the backyard and the pool may well go 100 grand.

Around my area anyone can have a great strip view by simply putting up a view deck for four or five grand.

There are some fine strips views in the SW...places like Section 10 or even out at TRop. Just get a little elevation and you got it. One set of lofts out by Trop and Ft. Apache had it down one side. $30 or 40K premium if I remember.
