Hey Everyone...Hope you are all having a great day!

I have a quick question....we are trying to figure out our budget for a rental home etc. but I need help with how much all the bills will be on average. I know what I pay now in Canada...but I anticipate a difference (we don't pay for trash etc)...

We are looking at 2000-2500sq ft homes in Summerlin. Can anyone share what an average months utilities be on top of rent??

Thanks so much for you help! I think there was a similar thread not too long ago but I can't seem to find it anywhere!

Give you a range. Very dependent on personal preferences.

2000-2500 sf in the NW.

Electric winter 50 to 150
Electric Summer 250 to 500
Gas Summer 25
Gas Winter 100
Water - desert landscaping winter 15 to 30
Water - desert landscaping summer 50 to 100
Double for grass/lucious landscaping
Trash 17
Cable/Internet 100-150
Phone 17 up..

I think Lvoc is right on.... Maybe a tad low on the elec and gas depending on age of home. If it has a pool you can figure 20-70 for the pool alone depending on the pump

If you have a heat pump and no gas furnace, you can lop $70 off the winter gas bill and add slightly more to the winter electric bill, maybe $80-$90 for the coldest month, more if your heat pump is old and less efficient.

I thought LVOC's averages were a great estimate. Plan your budget for the highest end of his / her range, and you should be golden.

Thanks so much everyone...I really appreciate the help!

Im not too worried about heat in the winter...Im a Canadian Girl that doesn't turn the heat on in our house until late november or december...basically not till snow...so I expect my blankets and sweaters will do just fine in LV! LOL

We are trying to decide between a private pool and community pool home...so electricity payments may be a deciding factor for that!
