Advertisements

We had a good debate over this today, would like to hear the opinion of others with experience. Would you prefer to try to lease a place starting Nov 1st or Feb 1st?

You can have a "good debate" over a question like that?

I used to work with a guy who owned several rental properties and he always said he hated to try to rent any time during the winter months, but of course that was here in the Midwest where we have this pesky thing called snow.

Maybe the same thinking could apply to Las Vegas in July???

Since "waiting until after the Holidays" seems to apply to a lot of things, I guess I'd rather try to rent in February rather than November.

Well it was between 6 of us who all own rental properties in Vegas. I argued for Feb 1 but 4 others felt Nov 1 was better. I personaly think Nov 1 is more a time when you'd get snow birds and I'd rather stick to full year rentals. The others seemed to be saying if you are stuck with a fall vacancy best to rent it until late spring and then rent it again in the strong market which comes in May/June. I guess I just like to avoid partial year leases.

Its all about advertising. If you advertise the right way, you should have the same effect whether its July 4th or Dec 25th.

I highly doubt that. There are at least twice as many people looking for a place in May/June than in fall or winter. You can rent a property at any time, but good advertising cant create applicants out of people who arent looking.

Don't bet on it. The GLVAR statistics show that 3Q2011 was 7681, 4Q2011 was 6801, 1Q2012 was 8338 and 2Q2012 was 8477. So worst was down from best only about 20%. Sales are similar.

Maybe you are dealing with high income tenants. That market I know nothing about. Me and my wife deal with low to middle class tenants and advertising has been very crucial to finding tenants. Like I posted before in another thread, I used the old pull tab system and had to turn down tenants. My wife has co-workers and assistants that use Twitter, Facebook, Craigslist, Backpage, Apartment Finder and this site(secretly). Advertising works. My wife deals with apartment complexes, I deal with two properties in the downtown area for out of town family.

I have lost and gained tenants because they "found a better place". Tenants are always looking and are never happy. You are probably right about the "twice as many people looking for a place in May/June than in fall or winter." But I dont adjust any advertising because of it. It is the same through out the entire year.

How do you advertise by the way? Just curious?
