All well and good. But if the present trend continues he may pay 25% more in a year. You believe he will get enough insight in a year to overcome a 25% price increase?

I don't.

Nor do I know that prices will really go up that much in the next period.

But let us understand that the year rental is also a bet...and could be very costly if the present trends continue.

The neat thing would be to find some sort of a three or four month temporary. It is actually what I did when I moved here. But I basically had a small home here and a large one in Orange County and just commuted back and forth. Does not work long haul. Note I did it clean and still had some idiot RE Agent tell my client he did not have to return my security money. Ended up in small claims court and got it all. And I learned there are a lot of dumb agents out there.

Your lack of mathematical skills continues to keep you from participating practically in these threads.

Prices are rising now at over 2% per month and they are rising faster on the more expensive properties.

If the present trend should continue it will be well more than 25% in a year in that price range.

Now will it continue? Who knows...but that is where we are. And no amount of silliness will change it. Prices are in a strong up trend and the more expensive are increasing more than the less.

LVOC sounds like a classic real estate pumper. Buy now.....buy, buy, buy.

There is no real reason real estate should go up in near future.
There is actually no justification today for a real estate price increase.

Banks and Financial System Lobby has bought our government who in return manipulates mortgage interest rates and today that is in low 3.5%.
Instead of letting the home prices fall down they are manipulating mortgage rates so that banks can unload all those homes to you.

It's just sad how many people don't understand economy and situation we as a nation and as a country are facing.
We are in deep trouble my friends and god forbid those two lunatics Vulture and Voucher get elected, then you better prepare yourself for civil unrest and who knows what.

The only reason service workers make decent money in LV is because of strong unions.
Make no mistake after public unions get destroyed private sector unions are next.
As a Casino Manager on the strip I will tell you that no one wants to pay a bartender $14+ and similar wages to other service workers.
Look at Las Vegas today, it's not a gambling city anymore.....it has changed to a young adult party scene place where various DJ from all over the world play inside all those clubs that have popped everywhere.
Gambling revenue is down cause mature people don't spend anymore. We are sucking money away from young adults who don't even understand what is going on and that future ahead for them is not bright at all.

Corporations don't want to invest in US cause they don't want to pay high wages.
How will your house increase in price if people can't even afford prices that we have today?????

Republicans want o destroy our standard of living by eliminating all safety nets so that you are forced to work for less money.
We are in serious trouble and last thing on your mind should be to buy a house today.
We won't get out of this mess for at least next 10 years and I think it will get much worse before it gets any better.

Sheesh the quality continues to degrade. There is of course no reason for prices to increase. But they are...and some are simply unable to understand reality. Will they continue to go up? Who knows. But what is it you see that would make them go down.

This idiocy that it favors the agents for prices to go up is well loved and utterly without foundation. The RE agent wants dollar velocity not price increase. And the present trend seems to be rolling off sales at about the same rate as the price increase.

No one in Las Vegas pays a bartender $14.00 an hour. Maybe $10. best case. YOu claim to work in a casino and you don't know that?

I suggest you stick to politics. YOu will love it on the politic threads.

eventusstultorummagister I hate your negative attitude! I think anyone can sit around and make excuses why not to do something but winners figure out how to make it work. There is a reason big investors are buying houses in Vegas, the average dunce is scared to buy and willing to throw money away on rent. The best way for the scared broke people to stay broke is to do exactly what they did the last 10 years and they will be just as broke in another 10, renting, making payments and borrowing money from the rich and paying interest.
