There are two cases. Failure to pay rent and all the others.

Failure to pay is easy and very fast. There really is no defense except to pay up.

Others can be difficult and time consuming.

So what does a prospective tenant need to do to prove they will be a good tenant, especially if the landlord already assumes all renters are deadbeat scum?

I'll be renting when I move. I have owned several homes and know how to take care of them. I have rented a little, and had zero issues as far as paying on time or the conditon of the property when I left. My credit isn't perfect, I'll admit that, but I am working on it. (made bad credit card decisions in the past when I lost my job)

So, what do I need to do? references? Letters from former landlords?

I wouldn't believe either -- signatures can be forged, phone numbers can lead to relatives who will say any damned thing. Your best bet is to find a landlord who hasn't experienced a "slash and burn" yet. They're not going to be as thorough when it comes to screening tenants.

Practically you cannot raise any of the other issues until you get past the rent.

You might use the rent to get it to court. But then you have to be prepared to pay the rent to date to raise the other issues.

For rent it is easy.

Don't rent from Scoop and you will not have a problem. If you check clean credit wise and on the LL data bases you will be fine. Letters from old LLs certainly help.
