I just spent the entire afternoon in the 89081 zip code looking at Ardiente adult community homes by Shea. I must admit that they are tempting me to purchase a new, more modern home than a resale. Does anybody have anything good or bad to say about this development. Thank you, in advance, for your consideration.

I am a new resident of Ardiente. I purchased a new home and moved here in the middle of September. I bought the home for similar reasons to the ones that you mentioned. There are pluses and minuses to the area. It might be easier to answer specific questions. If you want send me a direct message and i will give you my email address.

My husband and I are looking for a home to retire in Las Vegas. My husband and I were looking at the SheaXero homes and liked the Naples, 2 bedroom, 2 bath, with den. I liked the Clubhouse (although the one at Anthem is bigger, but no new homes available in Anthem and existing houses out of our budget). I've a cousin that lives in Henderson and so I've heard the stories of how bad North Las Vegas is. I've a cousin that lost a house around the Decator Rd area, there are pockets of areas that look ghetto... but same thing as Henderson. I'd like to know also what the pluses and minuses are to the area. Has there been any crime in the community? Thank you for any responses.

There are many more fantastic 55+ communities in Las Vegas besides Ardiante. I suggest you look at all of them before finalizing your choice. Decide what area of the city you want to live in, decide what features you want in your community and decide who offers the floor plans you like best. I was not particularly attracted to the new home areas because I did not want to pay the SIDS and LIDS charges for the next years. I also did not want to go north and be so far away from the center of the city and I did not like any of the floor plans offered by Shea. I did not particularly need a large home but I wanted a single story that looked large and was not divided into many, closed up small rooms.

That narrowed my decision down between Henderson and Summerlin. Each area has more then one retirement community. I knew I wanted a large community and one with 3 or 4, not one, outdoor pool. That narrowed the decision even more. I also knew I wanted multiple golf courses and an HOA run by a Board of residents, not a paid real estate management company that had no vested interest.

Now that I have lived here over 3 years, I can see the qualifiers I used in my decision process were excellent guidelines. My community is established with beautiful full grown landscaping, I am centrally located, there were 45 models to chose from and homes for sale representing each of them so I chose one with big open rooms and a 28 x 18 foot great room. We are in the foothills of the mountains so I have wonderful privacy with neighboring homes all on different levels. The lots in LV are seldom large so it is a real treat to live not stacked up with a home barely feet away from me in the back, staring in. And I do enjoy going between all of the pools and love the vast selection of people I have to be friends with and clubs to be involved in.

Your cousin in Henderson doesn't know all of north las vegas. The newer part is great, the older part sucks. That's the easiest way of putting it. Ardiente to me is too close to the older part. Sure the homes are nice in there, but some of the surrounding area is spotty. The same with Decatur road. Some area's are older, some are newer. It all depends on where it is on Decatur. These streets run all through the valley so cross streets really help in deciding if an entire street is bad. (which they probably are not, unless you live on J or H street which are not in north las vegas.)

Go further north to Sun City Aliante, which is actually closer to Centennial Hills, and that is a very nice area as well. SC Summerlin has many different priced homes. Love it. There are many area's not in a sun city that is also perfectly nice to live in for the older person. You just need a really good real estate person to steer you to the right area that fits your needs and budget.

I live near that development. It is right down the street from the VA hospital. All I can say is that area will be highly desirable once the hospital is operating at 100%. Perfect place for retired veterans that want "luxury" living in a age restricted community near medical facilities in a gambling town.

I must have Ardiente confused with another place near the 215 north. The area around Pecos and Centennial isn't bad at all

It all sounds like what I'm looking for. So, where did you move to? My wife was looking to the North side of town but I was thinking Anthem or Summerlin myself.

I think we"ll wait for a few years until they build another 55 yr old restricted community away from NLV.
