This is a good article (nightmare short sale-wells fargo one lien) that was published the local newspaper on Sunday...

Buying a home? Beware of the not-so-short sale - Las Vegas Sun News

ealier thread : //www.city-data.com/forum/las-v...me-beware.html

that being said.. we go lucky in 2009 and from offer to close was only 3 and a half months, wells fargo 2 liens.

-Seller begins process by hiring Cogburn law firm: February 2012 (This is what he told me to my face. I have no reason to believe he was lying but take it for what you will.)
-Listed: July 27, 2012
-Accepted offer: August 1, 2012
-August: Request for all of our docs (pre-approval, proof of funds, second grade report card).
-2nd week of Sept.: BPO (According to listing agent.)
-1st week of November: 2nd pre-approval letter request.
-1st week of Dec.: 2nd proof of funds request.
-January 13, 2013: 2nd BPO, new financial docs from seller. (According to listing agent.)
-January 18, 2013: 3rd proof of funds request.

We figure that a new pre-approval letter request is coming soon. Flurry of activity, relative to the last three months, has us optimistic that we might hear something in the next few weeks. But all of these docs have an expiration date as far as being relevant so if we don't hear anything by the 2nd week in February I will be despondent again.

We closed in Oct 2011. It was a short sale and the total time from offer to closing was 3 months. We were very lucky. I wish you the best!

Hi tbill- Your status and my friend is about the same. Who is your sellers lender ?
Below is his :
Lender is CHASE.
Offer accepted in 4/2012. BPO completed in 5/2012 and status was set to waiting for approval.
In 8/2012, Listing agent needed to restart the process and second BPO completed in late 8/2012 and then status was set to waiting for approval.
In 11/2012, BPO was past 90 days and the new BPO was ordered , completed and sellers updated all information again
1/2013--CHASE said they needed to order BPO again because it will be 90 days old soon and sellers need to update all information again
Listing agent said CHASE is VERY LOW.
