SocalCpl - hubby plans on becoming resident in Vegas..

Jdrtx - HOA - I know what this is - a question - is it usual for the person renting (ie us) to pay the HOA's? I'll be checking out properties beginning of April.

While I know of no law prohibiting a rental agreement that would require the tenant to directly pay the HOA fees on top of the rent to the owner, that would be a highly unusual arrangement. Normally HOA fees are included in the rent, or in other words the tenant pays the HOA fees indirectly by paying rent to the owner who then uses that rent income to pay the HOA fees.

People always forget about the HOA fees... which are basically a "Quality of Living" tax, regardless of whether or not that is openly stated.

And, for the time being, I wouldn't recommend living anywhere in Las Vegas that's not HOA.

Renters never pay the HOA fee. I suppose there may be an exception somewhere...but it is virtually zero..

You are correct. The owners of the properties pay the HOA fees and build then into the rents charged to anyone they lease the property to.

HOAs are NOT taxes. When you pay HOAs, it is ONLY because YOU signed an agreement to do so when you purchased the property.

Uh, yeah...and if you fail to pay, what happens?

They start the paperwork to have you evicted and confiscate your house! Just like the IRS and many states do!

HOA fees are nothing more than a "tax" by another name. Since "tax" is a dirty word to Nevada residents and would-be NV residents, "HOA fee" sounds a whole lot better, but it is just the same as a property tax whether you want to call it one or not

In an HOA community, you never truly own your house. It is community property -- a bit of socialism on a micro scale!

Taxes are IMPOSED by a government agency without your direct consent.

The HOA fees are as a result of an agreement that YOU signed VOLUNTARILY with the homeowner's association.

If you are evicted, it is because YOU BREACHED the contract that you signed.

It's still a tax!

You also make an agreement with paying taxes to a state government when you "VOLUNTARILY" move to said state too.

No, it is NOT a tax. It is an administrative fee that the homeowner agreed to when purchasing the house. Get a bunch of homeowners together and vote out the HOA, and it's gone. No problems.

People who have that big of a problem with taxes should move to the tax-free paradise of Somalia. No government. No taxes. A true libertarian nirvana.
