Hello - I am new - brand new to this forum - and I tried searching - but didn't find anything about this specifically.

We are in late 50s and early 60s, living in central (upstate) New York. Our adult kids moved to Vegas for teaching jobs. Husband retired and we are now moving there. Not the financial situation we wanted to be in but health problems have forced this - but we will be so glad to be with our kids again!!

In looking for reasonably-priced condos in Green Valley, Henderson area - actually kind of all over - with a garage - there are a lot of buildings set up with what looks like a wider, 2-door garage door, then a single garage door, then another single garage door, and a giant living space over the top. I can't figure out how these buildings work - I assume you park in one and take stairs up to your living residence. But are they separated from each other? And what is in the larger door on the side?

Does anybody live in one of these setups? Can you tell me how many condos are in each separate building? These are much more in our price range, but I can't figure them out. We have never seen this concept of living "over" where you park your car.

It sounds like you are seeing a 4 car garage. If you roll up the three garage doors, inside it is just one large area (there may be a post for support someplace inside).

I'm not sure from your post, but if one of the garage doors is REALLY tiny, it might be a for a golf cart.

Your description sounds like is the type of condos and townhomes KB Homes used to build. I personally dislike them as your bedrooms are built over someone's garage.

Its a matter of conserving the space available....allowing more units for the space then having a garage separate from the housing

This is very common in new developments in LA and San Francisco. Beats having the garage on top of the structure.

There are a number of condos that use some version of this model.

Terrrasini in NLV or Red Hills in Summerlin for instance. Basically the garage uses half the footprint. The other half is either small units with single car garages in the middle of the building or Large up/down units with two smaller up units in the middle up.

Another version such as Adagio has both garaged and non garaged units. For the garaged units two big units are down with a two car garage and two two bedroom units are up with a stairway to the garage.

I have this arrangement in my townhouse. What I hate is the bedroom over the garage freezes
in the winter.

The lay-out the original poster is talked about is quite common.

It is a tri-plex (3 units in one building). All three garages can be accessed through their respective units.

The single garage on the end usually belongs to the 1st unit (typically unit 101) and has two bedrooms. The entire unit is located on the upper storey of the building which means no backyard is available. When going through the garage, you go straight up stairs. There is also an outside door on the side of the building.

The double car garage usually belongs to a unit with 3 bedrooms (typically unit 103) with a living and kitchen area on the first floor and bedrooms on the top floor. This unit typically will also have a backyard. A main entrance will also be located on the side.

The middle single car garage usually belongs to a 2 bedroom unit (usually unit 102) with living and dining area downstairs and bedrooms upstairs. This unit also typically has a backyard. Main Entrance is on the same side as Unit 101's.

It's hard to imagine if you've never seen them yourself, but it's a general description.

We snowbirded a couple years ago at the Condos just south of Green Valley Ranch casino (Bella Vista, IIRC). Basically the same set up as mricu describes, although each unit only had a one car garage.

Townhomes. Three units to a building. DR Horton built them around the valley. In our neighborhood, the Unit 2 and 3 both have two car garages. The first unit has the one car garage, plus a small balcony. The first unit that sits on top of all 3 garages is more like a condo, since the living area is all upstairs.
In some other neighborhoods, both 2 and 3 have patios off of the master bedroom. I wish they would have done that where I am. We get some really nice views of the Sheep Range mountains and that would be a nice viewing point. Plus watching thunderstorms during the monsoon season.
